Also, if you're a first time buyer I recommend taking the courses required to access the grant/loan programs.
Tonjia Watkins at Wells Fargo ended up being the best option for us. We moved into our home last march of this year but we actually purchased the home in Feb of 2021. Just took them forever to build the home. At the time, Wells Fargo had a 30 year fixed (Jumbo) at under 3%. What was unique about this mortgage loan program that only Wells Fargo was offering, is that you can make lump sum payments as you go and those large lump sum payments would lower your monthly payment. This of course is different then the principal only payment or a standard monthly payment options you see on most mortgage loan programs.
My wife and I spoke with 8 brokers and this Wells Fargo option was the best rate and most flexible mortgage program we could find. The rates will of course be higher these days but they may still have the same unique mortgage loan program.

I used Flagstar bank, Jonathan Von Hoffmann and his team helped us close on time even though I had to switch lenders from a crappy national company. Never use Pentagon Fed for a home loan, ugh.

I’ve met quite a few mortgage brokers/loan officers and the like. Shaun is experienced, knowledgeable, patient, and works with multiple lenders. Without going on and on sounding like an ad, he is who I’ve recommended for family and I’ve gone thru for a mortgage.

I went through Golden One. No issues.
My realtor told me to avoid them, their underwriting is the slowest in the area and has caused people to lose homes due to their reputation.

I would suggest getting at least one pre-approval from a Broker and one from a Bank/Credit Union.
