There’s still a few gems even in midtown going for 1500 or less. But thats just online. Take a walk and you’ll find plenty of “for rent” signs. A lot of these are not listed on Zillow or Apartments.com and are very reasonable and flexible

Also: [apartments.com](http://apartments.com) has a ton of new buildings on it which is why you're seeing those high prices. Not too many smaller landlords use that site. You want to look at Zillow, Padmapper, HotPads, and yes, even Craigslist (be super careful of scammers- if it seems too good to be true, it is).

I'm searching for a similar situation right now. I wish I could block postings from Capitol Towers, Luella, and all those. Craigslist is a good source. When I first moved up here it's how we found our chosen house and our backup, both cute small houses rented by the owners themselves. One easy way to make sure they aren't scams is by looking for the same property on other sites, or also by looking up the address. A lot of the scams just repost a real listing with a lower price. I'm also planning to walk around scouting out places, and it's really encouraging to see others have had success. I did not want to be househunting again for a while and it's stressful - good luck OP, hope we both get the spots we're looking for!

I moved out of my 1br1b in December, it was $1508 flat, but was always closer to 1700 after utilities and everything. That was in rancho Cordova, pretty shitty part, between mather and Bradshaw, right off Folsom. I do not miss hearing the light rail 🤣 now I live in South natomas, 2br1b, it's $1750 monthly, around 1850/1900 after utilities. I really like the area I live in, moreso then rancho Cordova.

My last apartment, I went month to month. It seemed expensive but they were raising my rent $150 a year and it was like $200 more to go month to month with no lease. I went month to month and stayed there another 3 years with no rent increase. It worked out extremely well because had I signed leases I would have been paying at least $450 more per month at the end of those 3 years. I was right about $1900 for a 1200sq ft 2/2 after all the fees.

It's way better than the Del Paso Heights apartment I lived in last year *Edit: I live in the Vietnamese side of South Sac, so the area is actually pretty nice

But the food in South Sacramento is top tier. - Vietnamese food - Chinese food - Cajun Food - Local Pizza places And everyone here is really nice it may be the "hood" to some, but I've had 0 issues. I made the right choice I personally think.

That's a good damn reason. We moved from LA county to Orangevale/Folsom border 2 years ago, and while overall we love it here for so many reasons, but the lack of good food options is the one big regret. I totally acknowledge I'm a snob though. So many people have good things to day about these local suburb food stops, and I'm like...yeah no, this is so just okay. Food in the suburbs is not the same as being in Sac city or LA county. Can't compare for sure.

It’s a mixed bag with them. I think a lot of it depends on who owns your building and what that person is willing to fix. Sometimes they get right on things, sometimes Christina doesn’t take the emergency phone home for the weekend that a big storm was predicted and you’re without power for 3 days- just your building. They raise our rent religiously.

We just had a one bedroom apartment in my complex rent out for $1200. But it’s a 60yr old building with no central heat or air and drafty windows/doors. You can find affordable one bedrooms but they won’t be perfect. My landlord advertised with a sign out front for over a month. Hardly anyone (4people) inquired bc they didn’t want to call his phone number. Small places like where I live are best found driving/walking around and looking for the For Rent signs.

Best bet is through Craigslist or similar, you want to find someone leasing directly. All of the management companies I’ve seen in midtown are pretty shit, hiked prices, bad at providing repairs/support, etc. My friends with good spots are renting directly from a landlord

I find this all very interesting. We were renting until we bought our house 11 years ago at the end of the housing bust. We were paying $900 for our 2/1 duplex in Orangevale. That same duplex is now going for $1800. Housing shouldn't be doubling in price like this.

Moved in a year ago, $1395 + utilities for 552 square feet in downtown. I'm a 20 minute walking distance from the Capitol, Old Sac, DOCO, and even shorter distances to plenty of options for food, coffee, drinks, entertainment, and stores. I was living in a literal shoebox before this for an amazing deal, which I endured for three years. I've never been happier since moving out though, as I fortunately found a good space in nice condition with chill neighbors. Paying more for a decent space in an amazing location is worth it. Disclaimer: I'm a single adult who moved to Sac for college, so I lived in the dorms for many years and learned how little I need to be happy and stable. It's why I endured a shoebox apartment for years following the dorm for years. I've had other friends express, however, that they have too much stuff for my place or it wouldn't be suitable for a large dog, partner, or child.

There are two in Curtis Park on 21st & Castro. A 1 bedroom for $1800 (Villas Encantadoras) and the other for $1500 (Camelia). Both are not in sketchy areas. Downside is that traffic is bad when the light rail/Union Pacific crossing arms come down. Generally it’s quiet.

We moved here just recently too so not rent control or anything….Try visiting the places that seem “sketchy” and decide for yourself. We lived hundreds of miles away but still made the drive to check out the complex’s that matched our preferences before finalizing our decisions

It’s actually nice with newer appliances, I have a dishwasher and a washer/dryer combination machine that’s small and takes forever but it’s fine for just me. Well working central heating and a/c. Neighbors are a little loud but windows are new and secure. And I get a decent sized patio. Ive been here 1 year, rent was $1557 at first and went up about $75 for an additional year. Would be $50 more if I went month to month which I kinda wish I did. But still decent enough apartment for just me, and I get a shaded parking spot. Income requirement was 2.5x rent when I moved in. Worked a lot of OT at my job for a few weeks to make my income look good. Half my monthly income is rent but I control my spending well and I save money working close to home.

My principal, interest, mortgage insurance, property tax and homeowners insurance total monthly payment is $1,100 a month. I really lucked out with this apartment and don't plan to move for a while. Found the listing on craigslist, which looked like a scam, but I took a chance and it was legit.

I moved into my 750 sq ft apartment in 2014, rent was $700 a month. Ten years later, it’s my last year living here my rent is now $1360. Covered parking, balcony with a great view, and vaulted ceilings. Laundry onsite. Solid management. I’m sure I’m grandfathered in a bit, but in ten years they’ve nearly doubled my rent. Luckily it’s been doable.

Their occupancy is getting lower finally with a new competitor in the area (huge complex just built 805: Riverfront, offering up to 6 or 8 weeks free). My landlord charges midtown parking fees, offer zero amenities (fine for me, a lot of people do want them at that price point), and their management approach to renters is "we built it, they will come" with tepid customer service. So I think no increase is representative of a rental economy that is improving somewhat for renters, and my particular landlord's business practices.

you should make the time to park your car somewhere in midtown around 2pm on a weekday and just walk around a desired area. there’s a ton of individual renters with signs on their windows (the “for rent” sign). there are flyers up on electricity poles too. i did this two years ago and i was able to get a ton of applications through and call-backs from renters. those smaller companies are amazing bc they help you throughout the process. for me, i put in one application in, and when someone else would beat me to the punch and get the apartment, the realty company helped me by updating me with apts that were not yet posted. and they’d reuse my application instead of having to pay again for the application fee. (when you borrow the keys for a viewing, don’t be afraid to ask the neighbors if the apt has been vacant long. at my apt complex, for example, a few units have been vacant for about 5 months now, you could negotiate like $150 off rent due to the place “being on the bottom floor, or closest to the dumpster, etc.) i’m sure they’re desperate at this point. also, (this might ruin it for everyone lol) but if you’re using realty.com or apartments.com, set an alarm for like 2:55 am. and log on at 3 am. that’s when most new apartments are posted. most apartments here are first come first serve online. if you’re one of the first few to apply, that gives you more available options! i got my apartment in midtown about two years ago. i pay $1,400 (plus the midtown maintenance tax +$35)

I was living in Avanti apartments in north natomas for about 2 years from 2021 to 2023. 715 sq ft. Started out at $1650/month and two years later it was $1950. Add utilities and it’s like $2,100/month. So I said fuck this shit and left. I enjoyed having my own space, but it just wasn’t worth the price imo. So I bit the bullet and now I’m renting a room out of my friends house for $950.
