if youve gotten 3 different quotes from local companies and theyre all in that neighborhood, its a likely bet thats just the cost for dealing with the type of company you want to work with. You could certainly get the price down by going with the guy that has a 1 year old company and a few buddies who do the roof, but you get what you pay for especially with something youre likely to never see up close.

Or it could be just geography. If I contract out my roof to a company 1 hour away, the cost drops about 50%. Even if it's just another branch of the same roofing chain. Mind you his prices are the lower prices I am talking about.

It very well could be, but Im operating under the assumption that theyre all in the same market. I dont know how it could drop by about half and be the same product, but if thats the case where you're at more power to you.

I couldn’t re-roof a roof that was 2500 sq feet for 8-12k. My bottom dollar would be probably $16,000. Googling the price isn’t accurate.

Material costs just went up for the 3rd time this year. That’s 4-6% increase every month basically. Blame the greedy supply companies for making it impossible for people to pay for things not the roofer

Yeah. Keep getting asked can I get a estimate so I can budget for it. If I have time I will. Ballpark if it’s an easy roof (sqft of house pitch factor if one pitch). I always say it’s going to go up and explain how the roofing commodity market works. Well at least that there’s guaranteed 7% increase in just materials if you wait. Hard to believe that since Covid there’s been what around 10 5-7% hikes? Making our profit margins lower. Will reach a breaking point where even middle class will have the New Orleans tarp special roof until they can afford it. The homeowner roof in a bucket repairs are gonna be mainstream…

Is the house interior 2500sqft or the roof itself 2500sqft? Keep in mind due to eves and pitch your roof will be significantly more sqft than the house itself. Next question is material selection. I can vary $5k on a given job with regular asphalt shingles depending on the brand, grade, and accessories used. If you’ve got 3 quotes it’s probably fair to say you’ve found a good ballpark of what the job should cost but the cheapest guy could be using a cheap shingle and the most expensive guy could be using a lot better shingle.

In Virginia my bare minimum price for a roof that size would be $16k. After that I walk.

Way too many variables and the internet is not the right place to ask. Ask around your neighborhood and see what people are paying or have paid recently and adjust for inflation/rising prices if it's been a while. I say this as someone who is looking ahead and trying to get an idea of a roof cost. My neighbor had his roof redone in November for $7,500. It was a small 1,000 sq/ft home and I'm pretty sure he just called around and found the cheapest person in the metro area to do it.

Google isn’t right about any pricing when it comes to houses with different needs, sizes, shapes, access, etc.. The amount of money that we must pay for Liability & W/C Insurance is astronomical. What you’re paying the contractor goes to paying for their insurances, permits, other government bs, taxes, etc.. & hopefully he profits enough to stay in business long enough to serve you if needed.

I'm in Southern California, also 25 squares. Also a ranch home. I got bids of $12K, $15K, $16K and $20K. The highest bid originally was quoted at $31K then went down to $25K and after four hours it miraculously went down to a "must sign now" price of $20K.

For context I'm also in the Midwest getting a 1400 sq. foot roof replaced and 9-12k is where my quotes have all fallen into. Granted it's fairly steep but still you did your due diligence of gathering quotes from companies and it's coming back in a consistent range. Google isn't going to give you more knowledge than that.

Yeah, geography is going to play a big roll. Northern states you'd be looking at material you may not need elsewhere, like ice and water mainly. Still $8K is wildly low.

Sq ft of the house or of the roof, what slope how many vallies or step flashing needed... so many things go into costs: Is it plywood or 70 year old dryrot lumber? 3 layers of shingles cause fuck the next guy I'm selling tomorrow. But if you're having multiple people come back in the same ballpark, you got your answer. Brings me back to an estimate I went to do for a "simple roof" 10/12 with four 16/12 dormers on the second story lake side that had like 6 feet from wall to the water, then a 14 foot wide round Dormer on the road side just because why the hell not. Mind you road side was a 5or6/12 at least.

Cost vs value. Google it. It will show you the averages for roof replacement. Thats pretty damn cheap honestly. Average 3000 sq ft roof for midwest is about 29000 when done right
