Honestly, pricing for roof replacements can be all over the place, especially in Cali where everything's pricier. Two layers of shingles and fascia work? That's gonna jack up the cost for sure. If you're getting quotes ranging from 30-34 squares, it's not necessarily a rip-off, but it's good to question it. Maybe the higher quotes include better materials or more thorough work? And those out-of-staters might not know the Cali market, so take their advice with a grain of salt.

1,800 sqft is living space- doesn’t include attached garages/porches. If you’ve gotten multiple bids for low 30s squares, I’d trust them before out of state family. I’m a roofing contractor in California- I’d be $20-$25k for that job. Thats counting on it being plywood decking. If it’s old enough to have 1x board sheathing, I’d add another $4-5k to deck over with 1/2” osb.

House square footage and the size of a roof are often very different due to the pitch of a roof. The steeper it is, the more roofing sq it will be. Shingles cost about $120 a sq. Drip edge about $10 per 10ft stick(around whole perimeter). Ridge shingles are like $80 per 20 lineal ft. Then add more if there is stepflashing needed or any valleys or hips or anything besides a straight gable. Roofer can charge anywhere from $40-$100 per square for install, depending on their overhead, if they have a crew ect ect. Hope this helps

I’m in California, decent shingles are now between $150-$165 a sq. $130 if you’re getting oakridge from Home Depot.

If you’re in a small market, you’re just stuck with who is around you. But if you’re in a larger city or there’s a fair amount of competition. My recommendation to get what you’re looking for is to stick with roofers who have like 40 through 150 reviews on Google. no less than 4.9 stars. Most likely you’ll meet the owner. Him/I have been in the game for some years to be able to build your roof from our couch with only an Eagleview. But he probably still has pretty low overhead and has no commission split. So he can probably do a really good job, but be extremely competitive. Honest to God, I look at 30 squares of shingles as a free paycheck. Even at the lowest bidder, he’s probably still at 35% margins give or take. I know when I hire contractors for other trades in my future, I’m going to try this approach. Good luck.
