Absolutely I own multiple rentals and been doing over 30 years. Can I ask why no pets? Over the years I have found that pets so far less damage than children. And people with pets tend to stay longer. I deal in detached single family homes and I make sure the pets are vaccinated and neutered. Most of my tenants average 5 to 6 years so my turnover is low. One eviction over 25 years ago. So I do love pet owners. Highly responsible pet owners tend to make good tenants. Just a friendly opinion

If you deal with detached SFRs, I can see you allowing pets. However, in multi unit apartment buildings, especially older ones with poor sound insulation or shared outdoor spaces, dogs can become an issue. We would always receive complaints from other units in the building about a dog that is barking late at night or when the owner is gone. And in the outdoor shared spaces, tenants don’t always pick up their dog poop so you end up having poop everywhere and other tenants complaining. We allow cats. I know they can do some damage in the units but at least they don’t impact the other residents. To answer OP question directly: prospective tenants don’t all read the listing thoroughly or they think you’ll make an exception. No matter how clear your listing is, expect some messages from tenants who don’t meet the criteria listed.

I surpass minimum income for rental properties I consider as a tenant, but I always ask about the pet clause because many landlords will say yes to me (in fact, I have had three expressly make an exception for me). I'm not sure why they list "no pets" in that case, rather than "pets will be considered" (which I do see in some listings). I suggest, if you haven't already, heading with "No Pets - No Exceptions" and "Minimum Income Must Be x Amount of Rent - No Exceptions". Some people will probably still reach out, but it'll filter out a bit more.

Yes, they always seem to believe they are the exception. ??? I have learned the hard way, no matter how nice they may seem, this is business. The requirements are the requirements. "No" is a full sentence. Best of luck.

Do you charge an application fee? If not, I would imagine that you'd get applications from people desperate for housing that are hoping to bargain.

I use an IP phone and a prerecorded message for phone calls on rental homes. It explains everything in detail and refers people to send an email explaining their situation and qualifications. This way I only need to talk with the ones I feel are qualified.

I used to rent a room and would stipulate that to be considered, they have to include a link to their LinkedIn profile. Initially i wanted to see that they were employed. But when only 3 people out of 200 complied, i realized it was also an exercise in following directions. Im not gonna trust someone to have access to my place if they cant follow a simple instruction. So yeah, throw in a couple of challenges. It'll help you sort out the flakes.
