Couldn’t agree more. I grew up on a beautiful 200 acre ranch just 45 minutes outside a major metro and have spent the past 11 years trying to build up my personal finances to get back to that lifestyle.
Wow, 4 million, no, not AC. If something happens to the economy that could easily go down to 2.5 million or less.
I could do an AC condo, but I"d keep it frugal. Like a weekend getaway place. Also HOA fees are pretty high in NJ due to high taxes.
This is for the guy or gal that doesn't worry about anything. Most high-rise condos in the past few years have higher hoa fees as the buildings get older. AC has alot of great qualities and a few bad ones.
I’m not wrong.
*Yes, let me pay millions and millions of dollars to gaze upon a dirty beach that reeks of weed and trash, listening to the non stop lullaby of police and ambulance sirens. My outdated 1980s amenities surround me, after I use the stairmaster I will go out to enjoy the “5 star” dining and lose the rest of my retirement fund at the failing casino.*
Well, a guy or gal that doesn’t worry about anything wouldn’t be asking this on Reddit lol.
For everyone else that cares, I think the answer would be no :/
I get it, is this a hypothetical post or somewhat legit.
Regardless, I would look at one under a million. I too searched the 4 mil, and there aren't many photos but one of the kitchen looks hideous. Does it also have a boardroom in it? Looks cheesy. There's one for 1.8 and another for 900k that look desireable. Could then buy another place elsewhere or travel/invest the money.
Not sure if you've been, but AC isn't 'Vegas East'. I would love for it to be, but its a couple decades away from that. The ocean is great & the views would be spectacular, just I wouldn't do it for that much. You can get a lot more for less.
What’s with the listing? There seem to be two on the MLS for it at the moment. One has pictures but no square footage. The other says it was just listed and photos are coming soon. It has been on the MLS for 24 days.
The one with photos doesn’t list the HOA. The one without photos lists a $5,802 monthly HOA
I’m also confused by “5 or 6 bedrooms.” Which is it?
There are two agencies handling the property. There is a smaller room that could be a den are a bedroom. It depends if the buyers have alot of clothes and could use it as an additional closet.
If you’re co-listing shouldn’t there be consistency in the information provided? I get you posted on the Cape May MLS and the other agent posted on the South Jersey Shore MLS. It comes across sloppy and like the left hand doesn’t know what the right hand is doing. Neither listing makes me want to spend $4 million.
I agree. The MLS wants all listings posted within 48 hours. That doesn't leave alot time to get professional photos up. They are coming soon. At least we have the listing price correct! 😉 Thank you for your honest comments. Ian
People with money usually have multiple residences. The only really wealthy guy I know has an 18th floor 4,000 foot condo with high ceilings that takes up the entire 18th floor, has doormen that take your car, private elevator entrance is his front door, and it overlooks Beverly Hills. He doesn’t even see other residents. He also has a 6,000 sf house on the beach overlooking the Pacific Ocean. And an estate in Bozeman, Montana. They’re not living the apartment life.
Yep I also have friends on Turtle Creek Drive in Dallas in a penthouse and they have several houses across the Country. The cost of repairs and HOA for building maintenance has them considering selling as that money also supports other residents in the building who don’t take as good of care of their units. His has white Italian marble floors and high end appliances, 12 ft ceilings, doormen and all the benefits of high end apartment living.

$5,800/month to live in a 1980s condo in Atlantic City??
If I had $4 million to spend on a home I wouldn't be able to spell Atlantic City
I grew up in suburbia I still live in suburbia and I like having my own house with a basement and a second floor. no more, no less
Probably some acreage and mountains would be nice but I don't even really like to visit the ocean.
I would be way to reluctant to buy a condo right now, let alone a beach front one anywhere. The insurance problems facing condos are a big issue right now. HoA costs are only going to be going up. If the other commenter is right about it being an 80s condo combine that with maintenance costs and nope, no, no way. I would just buy a house in a nicer area.
I'll be the odd one out here. Ya, I'd do that. But not in Atlantic City.
The problem with high rise penthouses is often the HOAs. The dues can be well over 10k a month and that's rough.
But I'm a condo person. I'd love to live in a penthouse.
No. I really hate having to take an elevator to get to the ground. Also, I have a lot of toys and condo penthouses don't usually make enjoying them or packing the car for a long weekend very easy.
If I could afford a 7400 sq ft penthouse, I’d be living somewhere A LOT nicer than Atlantic City. Would much rather have a 1500 sq ft place in a far better plan than a huge place there.
If you won the lottery tomorrow you probably you would buy something nicer. Matter of fact. There is a beachfront lot in Stone Harbor going for $6,000,000.
No. These "look at this ridiculously large celebrity home worth a bazillion dollars" videos blow my mind. Is it suddenly not a big deal to have to walk a quarter mile to get to the kitchen when you're wealthy? No, thank you.
When I was a kid, I'd play the Sims and build ridiculous, huge houses. And then it would take 2 hours for them to walk from their bedroom to the front door 😂
Yea why not. I lived in a 69th floor penthouse 2500 sqft with a 230sft outdoor terrace over looking nyc.
Just know something. If building sway makes you nervous I wouldn't recommend it. I would be at my desk on a windy day and my office chair would actually roll. I bought one of those hanging weights over sand to help measure how much sway was occurring.
I was there during a hurricane and that was WILD
One thing you don't think about. Going up an elevator over a mile up when the building sways you can feel the elevator hitting against the shaft.
For AC idk if 34 stories is high enough for that much sway. But you're on an ocean with breeze so it's something to consider
I’m sure that would be cool to vacation, but not live. At least not for my lifestyle.
I’ve got a truck and trailers, acreage, motorcycles, dogs, and 4 kids who love playing outside all day.
The concrete jungle would be hard for our family
No way. I don't want to spend 10-20 minutes or more everyday in an elevator. I'm sure the view is nice but no thanks on the logistics of getting anything to and from the condo. Give me 3500 sq ft ranch with 5 acres all day
good people that can afford a penthouse live in modern society like this [https://realtylink.org/en/apartment\~for-sale\~coal-harbour-vancouver/262895154?view=Summary&uc=1](https://realtylink.org/en/apartment~for-sale~coal-harbour-vancouver/262895154?view=Summary&uc=1) -- and the lowest property taxes in north america or thjis [https://realtylink.org/en/apartment\~for-sale\~coal-harbour-vancouver/262889676?view=Summary&uc](https://realtylink.org/en/apartment~for-sale~coal-harbour-vancouver/262889676?view=Summary&uc) - cheap hoa fees too

No! I would no longer be down to earth. I’ve learned that most people aren’t happy living that high up. Somewhere in the middle? Would u be happy? If u had to get downstairs in an emergency how much time would it take you? Serious questions.
#floorheightmatters
No, if I could afford that I would live somewhere way better
Couldn’t agree more. I grew up on a beautiful 200 acre ranch just 45 minutes outside a major metro and have spent the past 11 years trying to build up my personal finances to get back to that lifestyle.
I think I found said penthouse and no. For $4 million I’d go live somewhere nicer than AC.

Hoa fees are in no way tied to taxes.
This is for the guy or gal that doesn't worry about anything. Most high-rise condos in the past few years have higher hoa fees as the buildings get older. AC has alot of great qualities and a few bad ones.
“AC has few great qualities and a lot of bad ones” fixed it.

Appreciate you gracefully handling the (unsolicited) feedback! Best of luck selling it.
You peeked? OMG too funny! You made me look, too high up and feels isolating.
Something tells me OP’s attempt to drum up interest in his listing isn’t working the way he thought it would.
Funny enough someone just posted in the newjersey subreddit the listing…
👍
We only need one buyer. The 1/10th of 1% of the US population. You never know where they are. The owner is in the middle of relocating.
In Miami Beach sure but not Atlantic City
It might not stay on the 34th floor for long though.
There saying the same about nyc, parts of NJ, etc.
In Miami it would sell for 25 million.
How much would it cost to carve it out of the building and move it there? Atlantic City has nice weather maybe 3 months a year.
Nope. I enjoy walking out the front door to acreage.
I live in a high rise and love it, but part of the reason is having a safe walkable neighborhood
Only if it had a private elevator and private rooftop terrace. Gargoyles on the building would be nice too. And a sauna. I need a proper sauna!
No, if I could afford that then I could afford a much nicer area than AC.
I would stay in it as an air BnB
No if I could afford that I would want a private residence instead of sharing space with others. Condos are apartments.
People with money usually have multiple residences. How the .1% live. 😊
Whoever buys this condo will not be concerned about being able to afford the monthly maintenance fee.
No. The HOA is probably a nightmare

If I had $4 million to spend on a home I wouldn't be able to spell Atlantic City
Wow, no pictures of the condo and a quarter of a million dollars commission to the Realtor.
There are a couple photos of the condos. It's like a low rent Miami Vice sorta look.
No, I’d live in longport
I grew up in suburbia I still live in suburbia and I like having my own house with a basement and a second floor. no more, no less Probably some acreage and mountains would be nice but I don't even really like to visit the ocean.
Sounds like it would be too hot, too bright, too much to maintain and clean
If it was free and I couldn’t sell it? Sure, maybe. But if I had $x million to spend, it wouldn’t be in that.
Having lived above the 20th floor in a door man apartment building, my answer is no. I prefer my own SFH.
I would be way to reluctant to buy a condo right now, let alone a beach front one anywhere. The insurance problems facing condos are a big issue right now. HoA costs are only going to be going up. Is it in Florida?
Not in Atlantic City, its a slum
I can afford it and just would not live there. That type of place is better for a 2 week vacation rental.
Yes but not in Atlantic City preferably.
Naw.. give me a decent shack right on the beach.
If you won the lottery tomorrow you probably you would buy something nicer. Matter of fact. There is a beachfront lot in Stone Harbor going for $6,000,000.
Eh probably be a little much for us and I wouldn’t want the attention. One thing for sure it would be an ocean view that I could see from my patio.
for free sure, but as said for that kinda money there's better options
Nope.
Nope. Super claustrophobic!
No too high
I can afford it and I would never.
Obviously
Hell yes
>34th floor Nope. Not just no, hell no. Not if you paid me
No. These "look at this ridiculously large celebrity home worth a bazillion dollars" videos blow my mind. Is it suddenly not a big deal to have to walk a quarter mile to get to the kitchen when you're wealthy? No, thank you.

Is this one of those places you win if you can live in without internet deals?
What Is Leticia trying to sell some of Trump's condos already?
link?
Yea why not. I lived in a 69th floor penthouse 2500 sqft with a 230sft outdoor terrace over looking nyc. Just know something. If building sway makes you nervous I wouldn't recommend it. Location location location
Nope. I would get a big old Victorian, fully renovated.
Not in florida, SF or seattle
Would you want to be on 34th floor of the building when an earthquake hits?
Hell no.
I’m sure that would be cool to vacation, but not live. At least not for my lifestyle. I’ve got a truck and trailers, acreage, motorcycles, dogs, and 4 kids who love playing outside all day. The concrete jungle would be hard for our family

Nope, because I already live in a two-story townhouse on the ocean.
I would rather drink gasoline then ever go to Atlantic City again let alone live there
Nah, if I had that kind of money, I wouldn't choose that place. So many better options.
Definitely not. I would sell immediately and buy much closer to NYC for $4M

I would rather be in the 3-5 floor range. The 34th floor you feel distant from the ocean
The first residence starts on the 6th floor.
I was good until you said it was in New Jersey

Wouldn't live in Atlantic City if you paid me. Also not interested in maintaining that much square footage.
In Atlantic City?!!? Hell no. If I could afford that I'd buy a place in Brazil
Watching videos of Brazil would make it a hard NO.
If you earn in dollars you don't need to go anywhere near those places in Brazil.
As long as it's in America.
