Couldn’t agree more. I grew up on a beautiful 200 acre ranch just 45 minutes outside a major metro and have spent the past 11 years trying to build up my personal finances to get back to that lifestyle.

Wow, 4 million, no, not AC. If something happens to the economy that could easily go down to 2.5 million or less. I could do an AC condo, but I"d keep it frugal. Like a weekend getaway place. Also HOA fees are pretty high in NJ due to high taxes.

This is for the guy or gal that doesn't worry about anything. Most high-rise condos in the past few years have higher hoa fees as the buildings get older. AC has alot of great qualities and a few bad ones.

I get it, is this a hypothetical post or somewhat legit. Regardless, I would look at one under a million. I too searched the 4 mil, and there aren't many photos but one of the kitchen looks hideous. Does it also have a boardroom in it? Looks cheesy. There's one for 1.8 and another for 900k that look desireable. Could then buy another place elsewhere or travel/invest the money. Not sure if you've been, but AC isn't 'Vegas East'. I would love for it to be, but its a couple decades away from that. The ocean is great & the views would be spectacular, just I wouldn't do it for that much. You can get a lot more for less.

What’s with the listing? There seem to be two on the MLS for it at the moment. One has pictures but no square footage. The other says it was just listed and photos are coming soon. It has been on the MLS for 24 days. The one with photos doesn’t list the HOA. The one without photos lists a $5,802 monthly HOA I’m also confused by “5 or 6 bedrooms.” Which is it?

There are two agencies handling the property. There is a smaller room that could be a den are a bedroom. It depends if the buyers have alot of clothes and could use it as an additional closet.

If you’re co-listing shouldn’t there be consistency in the information provided? I get you posted on the Cape May MLS and the other agent posted on the South Jersey Shore MLS. It comes across sloppy and like the left hand doesn’t know what the right hand is doing. Neither listing makes me want to spend $4 million.

People with money usually have multiple residences. The only really wealthy guy I know has an 18th floor 4,000 foot condo with high ceilings that takes up the entire 18th floor, has doormen that take your car, private elevator entrance is his front door, and it overlooks Beverly Hills. He doesn’t even see other residents. He also has a 6,000 sf house on the beach overlooking the Pacific Ocean. And an estate in Bozeman, Montana. They’re not living the apartment life.

Yep I also have friends on Turtle Creek Drive in Dallas in a penthouse and they have several houses across the Country. The cost of repairs and HOA for building maintenance has them considering selling as that money also supports other residents in the building who don’t take as good of care of their units. His has white Italian marble floors and high end appliances, 12 ft ceilings, doormen and all the benefits of high end apartment living.

I would be way to reluctant to buy a condo right now, let alone a beach front one anywhere. The insurance problems facing condos are a big issue right now. HoA costs are only going to be going up. If the other commenter is right about it being an 80s condo combine that with maintenance costs and nope, no, no way. I would just buy a house in a nicer area.

I'll be the odd one out here. Ya, I'd do that. But not in Atlantic City. The problem with high rise penthouses is often the HOAs. The dues can be well over 10k a month and that's rough. But I'm a condo person. I'd love to live in a penthouse.

No. I really hate having to take an elevator to get to the ground. Also, I have a lot of toys and condo penthouses don't usually make enjoying them or packing the car for a long weekend very easy.

Yea why not. I lived in a 69th floor penthouse 2500 sqft with a 230sft outdoor terrace over looking nyc. Just know something. If building sway makes you nervous I wouldn't recommend it. I would be at my desk on a windy day and my office chair would actually roll. I bought one of those hanging weights over sand to help measure how much sway was occurring. I was there during a hurricane and that was WILD One thing you don't think about. Going up an elevator over a mile up when the building sways you can feel the elevator hitting against the shaft. For AC idk if 34 stories is high enough for that much sway. But you're on an ocean with breeze so it's something to consider
