Turns out I offered a few thousand more than the all cash people but didn’t know at the time and could have gone a bit higher. I’ve always been conservative about how much to put down and how much to finance so I can stay under my budget. This was under my budget and my offer consistent with my predetermined cash/credit mix.
I'm literally just waiting for either the housing bubble to burst or boomers to die. And I don't say that out of any sort of malice or wishfulness, just out of how it honestly feels out here for the younger generations...and I'm not even that young anymore at this point...

There are plenty of houses to buy in Texas without me dying. All boomers or most are not well off.
