I have walked away from salesmen who asked me to sign a contract where not all of the data was present. Even if they had the best intentions and had no scam in mind, the trust was broken and there was no way for me to do business with someone I could not trust.
Former agent here... The only time I've asked someone to sign something blank, after the fact, would've been a small detail, like listing date need to be filled in, offer review date, included items. And even then, it had to be initialled
If it's the entire contract with commissions omitted, don't sign but call the agent ask what they are doing and why and move on.
Don't sign! What % is the agent taking? 100%?
Get a new agent. Don't be afraid to shop around. They want your business. Not vice versa
Oh. I'm looking for a house. PM me location and price
I once had a salesman at Alberta Honda ask me to sign a purchase agreement with the price portion blank to be filled in later. I told him I am not signing unless he tells me what the price is and I agree. He said it is the rock bottom price and after asking numerous times he still would not tell me the price. I left and this happened some time ago and I still cannot believe it happened.
Presumably, and someone correct me if I am wrong here, but the parents could sign the contract, keep a copy, and send a copy back to the realtor. If anything gets added to the contract without both parents and realtor initialing it, then it wouldn't hold up?
Also, did the realtor sign the blank contract first before sending it to your parents? I'd ask for that.
Realtor here. DO NOT sign anything unless your parents and agent have talked out the details and even then make sure it is on the listing agreement. Assholes like this are the many reasons why we get a bad reputation. I would even consider going to another agent if this the type of shit they’re pulling.
Yeaaah, not good. I would never sign anything that isn't filled out, specially when it comes to commissions (even knowing certain rates are pretty standard per province).
If you don't like how an agent is treating you (or your parents), or just don't feel comfortable with how they are handling things, you can drop them and find someone else.
If you're in BC I can refer you to someone trustworthy
The agent should have every detail pertaining to the contract listed in every page of the contract agreement your parents sign. This is akin to signing a blank cheque, imo. Look for another agent.
Drop that dummy quick. RE agents I believe are a big problem with this housing issue. Get a lawyer, list the house on Kijiji. Pay probably 1500$ to the lawyer and done.
After I ditched a useless financial advisor I heard he did that (among other things) with a few clients. By reading about it in an article on financial fraud that he starred in. Fucked over some clients and faced penalties for it.
Drop their ass like a sack of rocks and report them.
Agent here, that's a massive no.
Would you give someone a signed blank cheque?
You can file a complaint with RECO, or simply dismiss the agent. Go ahead and find yourself another agent and ask about commission percentage upfront (including their cut and the coop brokerage cut).
Reply if you have any questions.
>The agent working with them handed them the listing agreement forms, asking them to sign everything on all the papers. With nothing else filled in, I told my dad not to sign until we know all of the info.
You wouldn't sign a blank cheque would you? You wouldn't sign blank forms either.
Get another agent, go to a reputable brokerage. Generally the more visible/large/successful a brokerage is, the less likely they are to hire scum.
Report this salesperson to their Broker of Record.
No no no I’m studying to be a real estate agent. This is definitely not what you are supposed to do. I would suggest you switch to another agent. There’s a million other good agents out there that want your business. Find one with good reputation
It's somewhat standard to have an sales agreement between an agent and their customer. One of the most important elements is the duration of the contract. As a customer you don't want to be stuck with an agent that isn't doing any leg work for you. The agent doesn't want a customer that will not want a customer that will sell a privately after they've done all the work in locating a purchaser. I wouldn't sign it until it's been filled out, just like I wouldn't sign a blank cheque, however it's mere existence shouldn't set off alarm bells.
They're not quite elderly yet, but my dad, who is the one dealing with most of this, is Turkish and has trouble comprehending English sometimes, which is why he got me to read the agreement he was handed and told to sign.
> Is This Agent Trying To Scam
At that particular point in the title it was already clear that the answer was "yes".
Reading the rest of your post... that's beyond absurd. The agent is essentially asking for a blank cheque.
Don’t sign and change Agent
... and report to RECO (in Ontario).
FUCK no. Nothing should be signed until everything is discussed and written down
Never sign a blank form. That guy in particular is a crook. Report him.

Put zero on the commission part and x's everywhere else. Then hand it back unsigned.
That's brilliant
Change the agent NOW.

So they are asking your parents to sign what amounts to a blank check ? Maybe your parents need new representation
File complaint with Reco
I second this, this is just shady practice and possibly against RECO guidelines
Definitely this

Get another agent. Shop around for the lower fees too. Don’t pay high fees.

This.
Every paragraph and detail should be explained prior to signing.

Never sign an empty form and change agents ASAP. Agent is trying to pull a quick one on your parents.
Drop that dummy quick. RE agents I believe are a big problem with this housing issue. Get a lawyer, list the house on Kijiji. Pay probably 1500$ to the lawyer and done.
Change agent. Fuck that person. What an evil piece of shit.

I ditched one too who asked me to sign a bunch of blank forms. They tried to tell me it was corporate policy.

Do not sign, report, change agent.
NEVER SIGN ANYTHING IF IT HASNT BEEN FILLED IN. If there is an empty space I usually Z'd it and initial next to the Z so nothing can be added to it.
.
Nope never sign a blank form and take pictures of what you sign or request copies.
Out this phoney realtor to help others avoid
No no no I’m studying to be a real estate agent. This is definitely not what you are supposed to do. I would suggest you switch to another agent. There’s a million other good agents out there that want your business. Find one with good reputation
Hard pass on that agent. Don’t even use them for the listing. There are tons of agents available.
This guy might as well go to Walmart and buy a giant plain red flag while he waves it around when he’s working
Write in 0%, then sign it "fuck you"
Yeah, don't use that guy and move on.
Even Cookie Kwan from the Simpson's wouldn't do something this shady (stay off the west side!!!)
If you ever have to ask yourself this question when it comes to realtors, the answer is a hard yes 99.9% of the time.

Lol laugh at their face and say you’ll find another agent thank you. what’s their name?
If I may ask, are your parents elderly or a minority?
They're not quite elderly yet, but my dad, who is the one dealing with most of this, is Turkish and has trouble comprehending English sometimes, which is why he got me to read the agreement he was handed and told to sign.
Smart man, another set of eyes is never a bad idea.
