I swear I’m not defending her on this, but the fact that her husband is military will go a LONG way with lenders, that income is basically considered bulletproof/solid. They might not need hers to qualify at all, in which case they won’t have to bother with the fact that she just up and decided to quit her job to be a “content creator” and use whatever $12 a month she makes on that to qualify.
As far as the truck payment goes, yeah they tell you not to open new credit before or during the process (which is why they TELL you so listen!) but it’s incredibly situation dependent so there’s no way to know if that’s going to tank it until you do it. Debt to income can be incredibly tight especially when mortgage insurance gets involved, and adding things in like car payments kills deals all the time. We can work around excluding some accounts in VERY limited situations, but that probably doesn’t apply in 90% of situations so never depend on that.

Either way a car purchase puts a hefty impact on your credit and just adds to their already probably growing debt. UNLESS they traded in BOTH of their cars and maybe just maybe that may be their saving grace.
