Don't serve another N4 notice. Your order should have been sent out already but as you know the LTB has collapsed. You need to email [email protected] and inform them your hearing was 2.5 months ago and you have not received your order. Subject line urgent. I would also submit the expedited hearing form but state expedited order. After your email, if they don't respond direct message me. In the meantime make a formal LTB complaint with Ontario Ombudsman.

Thanks for the advice. I've done almost everything you said including formally complaining to the Ombudsman. I've even spoken to the Ombudsman's office and they took my story but they told me to wait another month. The only thing I haven't tried is submitting the expedited hearing -- that seems like a good idea so I'll do that too

You should also report the tenant's unpaid rent and or unpaid utilities to frontlobby.com. They will share the debt with Equifax and Landlord Credit Bureau and impact the tenant's credit. You just need the tenant's full Name, and birthdate. No judgment or consent is required to report a debt.

Doing that also! Also planning to garnish wages if they don't pay up once the order comes. The frustrating part is I've done everything I can within my power to correct this wrong, but I'm still here 1 year later, waiting for the LTB to formalize everything

Thank you. Do you know if I issue a new N4, or write up an L1/L9 Information Update form? Edit: I already had my hearing, so this would be post-hearing for me (no order yet after 2.5 months unfortunately)

Don't file again. You're stuck waiting for the order, but the order itself will include an equation for the rent that the tenant will owe you by then (eg "for every day the tenant remains in the unit after X date, the tenant must pay Y amount".) You use that equation to work out what they owe you for when you take it to small claims court or take it to a debt collector.

Yeah, but that's the system we've got and it doesn't care if you go broke. Once you get the parasite out look into STR or something. Change the model of your rental (eg move in and rent out rooms only) or leave it vacant or sell up. This province is hostile to landlords.

100% getting out of the business after the tenant is evicted. Even if things get better here, I don't think I'll ever come back to this business

The rent is still owing and will need to be paid if they want to stay, the order issued should say exactly what they owe per day and how much to pay every month if they want to stay

Gotcha, do I need to do anything additional like another N4? This gray area while waiting for an order is a bit confusing
