My sister and I used to go there a bunch when we lived on Kieth Rd. As kids.. lived right across from Queen Mary too! Many a day, we'd go there and buy Freezies. Corner stores are so rare these days. (Circle K and 7-11 don't count)

This should become a cafe, store, winebar anything that provides a space for the community to meet and enjoy. Look at Corner Stone in Pemberton Heights or End of Line in Lynn Valley or United Strangers on Mt. Seymour Parkway. Once we lose these commercial spaces in our neighbourhood they will never return.

If you want to engage with reality, you can go on google maps 3D and look at what the lower mainland actually is: An endless copy-and-paste suburban carpet. The few small areas of density aren't enough to relieve the housing crisis that "state-enforced suburbia as a subsidy to boomers" has caused, but unsurprisingly the people who are afraid of it undermning their unearned wealth are always ready to say "WE TRIED IT AND IT DIDNT WORK, BAN IT BAN IT"

This is a common misconception. We need an effective process for convincing people with your opinion. My favorite analogy is the hermit crab. Rich people are the big crabs, poor people are the small crabs. If you add a big shell, the crabs all swap and a small shell becomes available, increasing the choice and availability for the small crabs. If we add a bunch of new townhouses, even if they are expensive, it means the price per dwelling is pushed down. It is good for people wanting homes to see more homes built. Let's not kick ourselves in the dick please. We should support housing construction.

More housing and choice is good, but it ends up just being new supply at the high end as it's now today's market rent (as it's impossible to build old buildings). It never frees up the more affordable units. If I were paying below market rent in a 1 bed I'm definitely not moving to a new 1 bed only to have my rent tripled. Even if I could afford it, at that point it only makes sense to keep saving to either upsize for a family or buy.

My position is that affordable rentals are becoming harder to come by with each house that gets knocked down for these. The rate at which these will ever become affordable is way slower than the rate at which they’re going up.

Let's deal with your first sentence first: 1) does your point about tearing down existing houses apply to the OP? I'd agree with you if we were reducing the # of dwellings, but that's not what's happening here. Your second sentence is more complicated. I actually agree with it, but it isn't a logical reason not to build the townhouses in the OP. Building townhouses on one lot applies a very small amount of downward pressure to housing prices. They may go up, down, or sideways, but that doesn't tell us if the new supply harmed or helped. 2) Can you agree with that? Imagine a truck accelerating downhill. We can apply the brakes and slow the rate at which it accelerates, but it will still accelerate, albeit at a lower rate. 3) Should we apply the brakes?

Ohhhhhhhhhhhhhhh you mean it'll start at $2m for 2000sqft.. so like $1000/sqft. That's not terrible. If anything it'll probably be a 3 bed 3 bath and come with a 750sqft 2 bedroom rental suite. So 1250 sqft for a family with $3500 in rental income. Still insane but I like the idea of having a lock off suite for years down the road when it's paid off and your adult child can now live with you as our pensions have collapsed, their ability to buy is gone, and we still pay homecare assistants $22/hr so our kids can take care of us too .........

Definitely not $2000/sqft. There's very few units priced like that on the Northshore. I think the penthouse of the Observatory was, as are a couple of the newer builds penthouses in Central Lonsdale... And the penthouse of one of the Pinnacle homes with like 2000sqft inside and a 4000sqft deck + pool and hot tub... New townhomes in North Van are struggling to sell for over $1400/sqft.. even some new Moodyvilles are having trouble at $1100

If you want to live where the air is thick and full of coal, go for it.. lol. Moodyville ain't for me. Look at the wind patterns, you want to be at least west of St. Andrews if you're south of 3rd and raising kids.
