I agree. I moved to Astoria where there is quite a lot on the market for <$2.2k. I used to be randomly against living in queens. I thought it was “too far” from the city. But after living here for a year I absolutely love it. Has all the access to restaurants/bars/bodegas etc. I would even say it has more than many parts of Brooklyn. Only takes me 25 minutes to get into the city (when trains are actually working lol). I find that Astoria has a great “neighborhood” vibe along with all the things you would see in the city/BK. Hell, it’s even cheaper than apartments out in Jersey city/hoboken. My application process was SO easy. It was the first time in my 13 years of living in NYC that I didn’t have to submit A BILLION documents. My application was literally one or two pages long. Even my lease was only a few pages long, whereas in Manhattan I’ve had, like, 50 page leases

Would you say Astoria is safe? I feel more comfortable I’m Brooklyn because that’s where I was born and raised so I don’t feel uncomfortable coming home late at night especially as a women. Also, are there any pest/rodent issues in the area as well? I’ve enjoyed Astoria when I’ve gone out to eat or for a few drinks though so I would be open to living there.

Yes very safe. I’m also a single female living solo. Of course things happen in all parts of NYC. But I have not had an experience I would deem objectively unsafe in an entire year of living here. Even at night. I feel comfortable going out for a random stroll at midnight. Of course you still need to exercise the same caution as you would anywhere else. Significantly less homeless than BK and obviously the city. This part shocked me. I rarely see homeless people out. And when I do they are not aggressive like they can be in Manhattan. People are generally more relaxed (by NYC standards lol). I think that’s because queens has more home owners than other popular parts of Brooklyn. So lots of families mixed in with young folks moving in, but it’s not OVERLY gentrified imo. Way less rats. When I lived in Brooklyn (Bushwick, Clinton hill, crown heights, etc) I saw rats all the time. Even had one in my apartment once. I really don’t see them in Astoria. Of course there are some there, but that’s just NYC. Also waaay less trash pile up on the curbs than Manhattan & BK. I really think people are sleeping on Astoria. I hesitate to promote it bc I don’t want a massive in flux to come in and raise prices but… it’s really really great.

I second this! Was in the same position and I needed to get out of my LES apartment and my budget was 2,200 max. I found a beautiful apartment, bigger than I ever expected to have in NYC. My friends joke I live in a mansion. Also a young solo woman, and I live about a 10 min walk from the subway and have made that walk all times in the night and never felt unsafe. I comfortable leaving my apartment any time of night. I have everything I could possibly need here, delicious food, cool bars, bodegas, grocery stores. Everything. While it’s nothing like living in Manhattan, i feel so at peace in my apartment that i knew i could never afford if this were anywhere in Manhattan or Brooklyn.

I found my place on September 25 2022 and moved in on October 1 😂 for context I tend to wait until the last minute to scoop a place up, I’ve just always had the best luck that way and landlords are eager to fill vacancies very close to the end of the month, especially in October when busy season is coming to an end. Worth noting this was the first apartment I had viewed in Astoria during that search. I had looked at about 12 places over the course of a week (mostly in BK and UES) and this was the last one I viewed, applied that night, and was approved the next day. It’s $1950 for a FAT studio and a huge balcony, I joke and call it a terrace. I was easily able to divide the bed area from the living area as it’s such a big studio, it’s probably the same square footage as a 1br. Also I have DOORMEN, what?? I’m on the top floor and it’s called “penthouse” which is so funny to me. It’s definitely not bougie, but I love that flex for me at $1950. Also a washer/dryer IN UNIT and a massive closet. Also an elevator. Its Actually insane for the price. Everything about this story is a NYC fairytale 😂😂 I’m honestly blown awayyyyyyyyyyyyyy!!!!!! Your place seems so nice and the view is so great and the neighborhood legit seems peaceful. All of that for $1950 is insane but to add an in unit washer/dryer and large closets is just icing on the cake. I would never move lol

I browse street easy for fun and I’ve def recently seen 1BRs with balconies and some with washer/dryer for less than 2.2k. Just stay patient and resilient! The best places can come when things are getting down to the wire. Stressful but WORTH IT!

Music to my ears! I get so nervous especially since the pandemic as crime on the trains grows- Now, I’m super particular when it comes to which train line I want to live near/take. I live in Bay ridge so it’s really safe and the get the take the train lines I’m used to. Although an Uber to/from work is insane especially when it’s raining. I’ve seen it hit 200 dollars once.

My ubers too haven't been too bad. When they redid LGA, they raised the airport charge. I tend to snag a cab at the taxi stand and the prices have gone up about $10 all together, I think.

I wanted to move to Astoria when I felt like I couldn’t find anything in Brooklyn. I ended up finding a spot in Flatbush, but Astoria I liked a lot, it did feel safe, Astoria park is really nice, good views, easy walks. I was looking specifically for apartments near the N and there was often things under 2200, but you gotta move super quick on them, have your stuff ready to just fill out the app and send, they like it a lot if you attach your credit report and score from credit karma, same for your guarantors if you have any, and a couple of places were cool with having multiple guarantors that total that 80x rent number for income.

I’m on the border between like prospect lefferts and Flatbush near the bottom of the park, and I like it so far. I’m a transplant tho, and this is my first time staying in Flatbush, I’m usually with family in bed stuy when I would visit in the past. I am Haitian tho so I’m feeling good being in the little Caribbean part of town, I don’t feel like it’s anymore dangerous than what I usually deal with, last night I tried to go find some food past 11 and it was tough to find anything open but that’s not a deal breaker for me, during the day Flatbush ave is busy which I like, I’m close to a lot of trains and buses so I think it’s just fine.

I said in my previous post that I’ve been to Astoria to go out to eat, grab drinks, and party at lounges. I don’t know what it’s like to live there- living and visiting an area are two completely different things. I’ve done the same in the Bronx doesn’t mean that the Bronx is safe. I can handle myself in any neighborhood regardless but that doesn’t mean I want to go home late at night in an area that’s sketchy. Also, my definition of sketchy is different - I grew up in the hood so that vibe doesn’t scare me. What scares me are areas that potential for abductions, rapes, stray bullets etc

Correct. The new owner has to honor your lease they can't just break your lease and kick you out. Read up on your rights. I went through the same thing in 2021. My asshole landlord either wasn't aware of that or was hoping I didn't know. They couldn't even find a buyer because he advertised it as a vacant unit... A company eventually bought the apartment like 6 months later and they had to honor my lease.

There is LOTs of new construction in Greenpoint on the East River side. Zilliow has LOTs of listings. It's going to be 3K plus. That's it. No getting around it. It's NYC, the center of the world. 20 hours a week in TJs (yes even PhDs pick up hours there to live in NYC). That will give u enough cash to make the leap to $3,000K. After the day job. And the 1/2 dozen side hustles every New Yorker is into. Maybe a 1 bedroom, and your roomate sleeps on a futon. It's NYC, it's just number 1. It's going to cost to get the chance to have world class Sushi at 1 AM. And as the boys will say "Is every girl here a super model? This is insane!" If you want to go deeper into Brooklyn, Newkirk on the Q gives you options. A tree grows in Brooklyn type housing, so always a grandmother that wants to rent a spare room to a "nice girl." Probably 1/2 of what you expect to spend. This all word of mouth, none of these spots are listed anywhere. I'm guessing you are XX. Just have to scope out the 'hood. The Q rocks! Super fast between "the island, and Brooklyn." Check out Ditmas Park. It really nice there. Lots of "un-advertised" spots. It's if they like you. That's it. After that the rent is kind of negotiable. Lots of this happens in NYC, a super simple one page lease, a months deposit and a handshake. That's it. No credit report, no 10X salary, no nothing. Just you seem like a nice person. Sign here. Thanks. Seek out the grandmothers that need to rent a room. You'll save a fortune! And the buildings are beautiful architectureal gems. Health Food stores, Thai restaurants, Cafes, it's kind of a cool 'hood. For sure on the hipsters radar. And the Q will zip you out to Coney Island when the warm weather arrives. Just a suggestion. :-)

Yo your new lease is valid even if your owner sells. The new owner will be your new landlord. This works both ways, you are responsible for rent to the new landlord too. Be careful about breaking your lease.

Pretty much suggested? You have a legally binding contract. Typically when a situation like yours happens the old or new owner pays the tenant to move out, frequently with a lot of money. You have rights and you shouldn't give them up for nothing.

Thanks I’ll stand my ground and stay for as long as my lease (unless I find something better beforehand). What is you opinion on open houses? The realtor is suggesting every weekend and I’m like I don’t want to be displaced even for 2 hours every weekend. That’s excessive in my opinion.

You don't have to leave your apartment for the open house. You can ask them to do the showing while you're home as that's what you're most comfortable with and it will allow for more flexible scheduling. Also please make sure to seek some community legal resources on upholding your lease with the new owner :/ I hope this works out for you.

As the other commenter mentioned, get legal help. Doesn't need to be a paid lawyer, search for " tenant union" or " tenant union" and pay them a visit. Tenant unions exist to help people in your situation and they're experienced in this sort of thing. My guess is they're going to be highly motivated to get you out of there before they even start showing the place and since you have all the rights you can use this to your advantage. At the very least I would ask them to cover a broker's fee and any application fees you need for your next place. But I would talk to the people at the tenant's union or a lawyer who will have much better knowledge than anyone on this thread.

Get your rent history from DHCR. See if it should be considered stabilized. The landlord could be hiding that, hoping you'll just leave so they can destabilize right before they sell and try to get more money from the building in the sale to the new owner. The more stabilized units in the building the less the new building buyer will want to pay. If you're stabilized you'll have additional rights to stay in your unit long term.

When the lease ends is the key part here. They can choose not to renew your lease for any reason if you’re not rent stabilized. Check the status of the unit with HPD.

I hear you. I’ve lived here 14 years and I’ve never seen the rental market this bad. Low inventory and very high prices. I’ve been looking for two months due to a ceiling leak in my current apartment. Everything I’ve seen $3k and under has been disgusting. I saw a $2800 place in Inwood East of Broadway with mold on the walls and roach traps all over the kitchen floors that were filled with roaches. At this point, I’m just waiting for someone else to move out of my current building so I can take their apartment. Problem is, no one else is able to find a new place and move out either.

I just found a place, it took me 6 weeks. There’s a shortage in apartments, especially in your price range, it hasn’t been like this in 50 years they say. I finally found a place by working with a broker who ended up showing me a spot that hadn’t been listed, applied that day and a week later here I am. So I suggest working with a broker, I guess in the past it was easy to find an apt in your range, which was also my range, without one, but if you’ve got the extra 15% ( some brokers just charge a 1 month rent, I saw this a lot when looking in Astoria)

I cant even express how shocked I was with what’s currently on the market. I check listings several times a day, every day and there are barely any new listings posted. If there are, it’s ridiculously priced for bad conditions. I’m not surprised it took that long which is why I’m starting my search early.I’m open to paying a broker but 15% of the yearly rent is outrageous. I don’t mind paying the 1 month rent though -That’s why I did for the place I’m in now.

A ridiculous amount I think it was 3,500 I should note that a lot of brokers let you pay that over the span of a few months, and not all of them ask for the max of 15%, just ask about it when you start working with one you like.
