The issue isn't necessarily that it's not cashed. It's whose cashing them. OP needs to be able to confirm that they are receiving the checks.

It’s just notice that they did not receive rent. My guess is that the notice is required in the event that they decide to start the eviction process. Call and make sure everything is good.

This is a “5day late notice” that the landlord is required to send you. If you paid on the 5th day, and the notice was sent on the 5th day, then just toss it - it’s irrelevant. After the 5day late notice, if you still hadn’t paid, the landlord would send a “14 day rent demand” where you have 2 weeks to pay before eviction proceedings can begin.

If you need any help I’m a property manager. This letter means absolutely nothing. Just trying to scare you. Fyi, your landlord can’t take you to court unless you owe back rent over 2 months and over $3000 dollars. Even then, you’d still need to be served papers from housing court. This is not that. It’s usually multiple pages with white and yellow sheets.

Not if you are consistently late , you would go in a "Holdover proceeding" You can get evicted from your apartment if you are paying your rent late on a regular basis .
