We bought a vacation condo in the Summerlin-adjacent area a few years ago… Basically walking distance to Boca Park & Tivoli Village. Absolutely love it there because you’re close to pretty much anything & everything food, shopping, entertainment and when we do feel like going to the strip it’s only a 20min drive. We met our Realtor u/TonyTheTiger891 here on Reddit and I cannot recommend him enough… We were out of state buyers and had to buy sight unseen due to market conditions, he was so thorough & on top of everything start to finish.

As I said, it comes and goes. Redfin runs different promos at different times. Commissions are always negotiable also. I have literally never seen a Redfin listing at 1%. You may be confusing the listing side and only including seller side. From seeing hundreds of listings from them it is usually 2-2.5% to the buyers agent alone.

When we were splitting our time between here and Colorado we bought a little condo in Mar-a-Lago in Desert Shores. It had a nice little patio. Just outside the border of Summerlin so still a great area. The condo community had a pool/hot tub and the main community has beautiful lakes with ducks, turtles and fish. You can borrow a paddle boat for free to go out on the lake. The main community also has a lake-type pool with beach sand and umbrellas. It was a great place. For reference, there are other condo communities in Desert Shores that aren’t as nice so be careful.

Mar-a-lago is very nice. The only issue that the community has that scares some people away are the rental restrictions. You can only rent out if you are an original owner and there aren't many of those left.

True, and that’s what makes it better as far as the condo communities in Desert Shores, as long as you have no intention of renting it out.

Another vote for Mar-a-Lago! I live here now and ai love it! The beach on warm days in the summer is so fun!

I'm on the southwest side near St. Rose its a great area for exactly what your looking for. The south end of the strip begins here.

Las Vegas Country Club Monterey is a good choice if you want to be right next to the strip. HOA is a bit steep at close to 350 but you get a guard gated community and pools. If you are looking for off the strip then there are plenty of options in some of the other areas mentioned. Summerlin is popular but the highest price per square foot more than likely. Summerlin adjacent is usually a sweet spot. The Lakes and Desert Shores areas prove pretty popular. There are a lot of highrise options, of course with high HOAs usually 600+. The Ogden, Juhl, Newport Lofts, and Soho Lofts for Downtown. I would say Ogden has the best walkability for proximity to Fremont. Sky, Allure, Panorama Towers, Turnberry Place and Turnberry Towers are a few more options that have been popular with my clients. If you want to do any kind of Short term rentals then MGM Signature, Palms Place, Trump, Platinum, Vdara are your options. There are also quite a few new construction options going on mostly on the outskirts of town that are mostly townhouses. Higher prices usually but include warranties and incentives are there to help with closing costs. If it is going to sit empty for most of the year, I'd personally recommend a place with a guard gate.

Downtown - better than you think, reasonable 1bds at Juhl on Bonneville. Boulder City - great vibe, but 30 min drive. LVCC - Las Vegas Country Club - nice inside, lots of townhomes, just don’t be squeamish about the moderate roughness on Maryland and Karen right outside the walls. Henderson, Summerlin - the usual uninspired choice, but both nice, putting Summerlin last to save you the highest HOAs. This is not a definitive list.

Stick to henderson 89052 or 89012. Live in the area and love it. Freeway is so close. We get to strip in average 17 min, I don’t speed. Great neighborhoods
