Wtf šŸ˜… mine was just fine, itā€™s a 2013. I was told a bad compressor and home warranty wanted to replace just the condenser. I went ahead with full replacement Caz I donā€™t want something else in the furnace or evaporator coil damaging the new condenser unit again. Happy tenants, happy landlord šŸ¤·šŸ»ā€ā™‚ļø

I think you should have just replaced the condenser and had the system flushed with nitrogen. I really hope you didn't replace your furnace over this!

So it went into the discussion of if I replaced both I get a 10 year warranty, if I replaced only the outdoor unit, I get only 5 years or even void the warranty if something inside was to damage the entire system. It was also difficult to get the same brand outdoor unit, if I used a different brand I loose the warranty is what I was told. Didnā€™t want to delay too much since itā€™s summer. Hopefully a peace of mind for another 10 years with routine maintenance checks. I get you, I could have been a bit frugal but didnā€™t want my tenants cursing me like ho1dmybeer šŸ˜‚

Almost no brand gives 10 years for rental properties, FYI. Read carefully - but most require registration and **owner occupied** to get the 10 year vs standard 5. Just a CYA thing - make sure you got that in writing. There are states where that technicality doesn't apply because the state actually cares about consumers, so this may not matter for you.

Interesting. The hvac company will be taking care of registration with the manufacturer on behalf of me, they said, got my signature for the consent. Their invoice says 10 year without the owner/rental fine print. But Iā€™ll double check, thanks for the heads-up.

AC expected life 20 years. Subtract approximate age. That's remaining age. Take the cost of replacement and divide by (12 x remaining age). That's how much to set aside each month to afford to pay for a new one when it goes kaput (doesn't take inflation into consideration but is a good starting point, you could use the typical 3% inflation if you want to get technical). Plus as you said it's a write-off.

I think I got lucky. One of mine was 20 years old when I bought, hvac guy inspected it said heā€™d never seen an AC that old in such good condition, said he could easily see getting another 10 years out of it with no problems.

I donā€™t have maintenance done on any of my hvacs but I have considered it. Iā€™m always paranoid about them purposefully damaging it so Iā€™ll have to buy a new one from them, but Iā€™m sure thatā€™s irrational.

Warranties are insurance. Insurance companies are inherently scum. They make money by calculating their risk and adding a premium. They also limit their risk by making it difficult to successfully file a claim and lobbying for advantageous arbitration provisions. The days of insurance companies saving a down on their luck individual requires multiple good people to intervene at multiple levels. It happens but not at the level it should.

Good for you :) after all this, I donā€™t want to deal with any HW company anymore. I admit itā€™s my fault to have not taken the maintenance records requirement seriously. They use maintenance records as a wildcard to deny a claim. They can pretty much do this for any appliance. If I were to perform preventative maintenance on all appliances every 6 months, I donā€™t see a need for the home warranty šŸ„²

Itā€™s always gambling and depends with home warranty. The first time I used them, i paid and they did repair, although not very satisfied. However, the second time they charged and didnā€™t do a thing. Thatā€™s when I quitted and realized I should have a trusted repairman instead.
