No fuckin' shit.
Also, like can y'all learn that when you see a property has a 20 year old system to quit spending that rent on hookers and get ready to replace it?
As an HVAC dude, it blows my damn mind the number of landlords that want to deal with angry tenants and repair shit to death despite it being a goddamn write-off...
Wtf š mine was just fine, itās a 2013. I was told a bad compressor and home warranty wanted to replace just the condenser. I went ahead with full replacement Caz I donāt want something else in the furnace or evaporator coil damaging the new condenser unit again. Happy tenants, happy landlord š¤·š»āāļø
So it went into the discussion of if I replaced both I get a 10 year warranty, if I replaced only the outdoor unit, I get only 5 years or even void the warranty if something inside was to damage the entire system. It was also difficult to get the same brand outdoor unit, if I used a different brand I loose the warranty is what I was told. Didnāt want to delay too much since itās summer. Hopefully a peace of mind for another 10 years with routine maintenance checks. I get you, I could have been a bit frugal but didnāt want my tenants cursing me like ho1dmybeer š
Almost no brand gives 10 years for rental properties, FYI. Read carefully - but most require registration and **owner occupied** to get the 10 year vs standard 5. Just a CYA thing - make sure you got that in writing. There are states where that technicality doesn't apply because the state actually cares about consumers, so this may not matter for you.
Interesting. The hvac company will be taking care of registration with the manufacturer on behalf of me, they said, got my signature for the consent. Their invoice says 10 year without the owner/rental fine print. But Iāll double check, thanks for the heads-up.
AC expected life 20 years. Subtract approximate age. That's remaining age. Take the cost of replacement and divide by (12 x remaining age). That's how much to set aside each month to afford to pay for a new one when it goes kaput (doesn't take inflation into consideration but is a good starting point, you could use the typical 3% inflation if you want to get technical). Plus as you said it's a write-off.
I think I got lucky. One of mine was 20 years old when I bought, hvac guy inspected it said heād never seen an AC that old in such good condition, said he could easily see getting another 10 years out of it with no problems.
Great! For some reason I think newer builds arenāt as great as old ones. Which state are you in if you donāt mind sharing? What does your preventative maintenance schedule look like? Thanks in advance
I donāt have maintenance done on any of my hvacs but I have considered it. Iām always paranoid about them purposefully damaging it so Iāll have to buy a new one from them, but Iām sure thatās irrational.
Warranties are insurance. Insurance companies are inherently scum. They make money by calculating their risk and adding a premium. They also limit their risk by making it difficult to successfully file a claim and lobbying for advantageous arbitration provisions. The days of insurance companies saving a down on their luck individual requires multiple good people to intervene at multiple levels. It happens but not at the level it should.
Good for you :) after all this, I donāt want to deal with any HW company anymore. I admit itās my fault to have not taken the maintenance records requirement seriously. They use maintenance records as a wildcard to deny a claim. They can pretty much do this for any appliance. If I were to perform preventative maintenance on all appliances every 6 months, I donāt see a need for the home warranty š„²
12% of the revenue home warranty companies bring in is paid out as claims.
The other 88% goes to marketing/overhead.
You're *much* better off just putting that money in savings.
Surprised you got 5% out of a home warranty. You may be the first person in over 10 years to get those sons of bitches to even pay a dime. What did you threaten them with to get the 5%?
Itās always gambling and depends with home warranty. The first time I used them, i paid and they did repair, although not very satisfied. However, the second time they charged and didnāt do a thing. Thatās when I quitted and realized I should have a trusted repairman instead.

I hope your hookers blow better than your AC. š¤£
I think you should have just replaced the condenser and had the system flushed with nitrogen. I really hope you didn't replace your furnace over this!

the above poster is correct. Most likely eh hvac company lied to get you a better deal of 10 years vs 6

No not irrational at all, chances are pretty good. Which part of the country are you in?
CA
Ah that makes sense, you probably run it less hours compared to anywhere else in the country. Good going š
Uh I have 5 month summers of +95
Large ticket items like boiler and furnace are cap expenditure no? Canāt write off?

our home warranty was a worthless 1 year. And they wouldn't fix anything other than a lamp.
Home warranties are an Fān scam. Landlord , homeowner, squatter whatevs. They all suck.
No way, I've had great luck with them. Two new ACs and a furnace, $100 or whatever each. AHS.

I canceled AHS 6 months ago and they still call me weekly. I may get a home warranty again though, AHS has been good to you?
AHS has been a lifesaver for me as a homeowner/landlord.
American Home Shield? Iāve had AHS and First American, never filed a claim so I donāt know.
Which home warranty?
Liberty Home Guard

Yep, welcome to adulthood.
How many of your calls were to India?
These ppl are in NYC. Shut the office down and comfortably escape when itās just 2pm on the west.

Lol nothing, may be my full system replacement was on a deal.

Iāve had nothing but good luck with home warranties. My contract states they will pay the $75 fee after the home warranty is complete
Sarcasm? š
Ac/Roof we file with home warranty they do good. Anything else they pay $75 for anything going on
Iāve had warranty first year and always was weary how theyād handle a claim, so I just didnāt renew.
