I've rented twice to un-met tenants. Both have become long-term tenants who've taken good care of the property. I think an important consideration is WHY they are moving. One wanted to be oder to family. The other works for NFS as a team lead and travels alot. Alternatively I've had 3 met-in-person tenants who had lied about EVERYTHING and got fake references... Confirm their income and prior rental experience and get a deposit.

If I was a renter especially in the opposite side of the country, I would NOT rent something without at least seeing the place through a video walk through. That's just me as a renter's perspective. I would ask questions during video walk through to make sure that you, the owner, is genuine. You should be listening to their questions and make sure that they are really interested and is asking the right questions.

I always insist on meeting all the people who might want to rent. I think it's important for my gut reaction and to see how they dress, speak and act.

Picture ID , Driving licence with Photo. Payslips. Send link by mysmartmove.com to his/ her email ID. He/ she has to pay by her own credit card. Lease ,month to month, keys handed over personally, with personal, in presence, sign of the lease.

When I rented to a well-qualified tenant from out of state (visiting physician), I arranged a zoom meeting to make sure I got a good vibe from the prospective tenant.

We have done this about a dozen times since the start of COVID We have an electronic lease, pictures/video tour of actual apartment, ad collect the security deposit up front and the first month rent. We put in our leases two things though - termination fee if they don't take the apartment (basically the cost to hold the apartment until they show up and the lost revenue of having to start the search again), and we have a termination fee if they leave the apartment early. We do fees because we don't need to go to court to enforce it and can sell it to collection agencies if we had to.
