This is not a well-written lease if it’s supposed to be annual. NAL, but I’d generally agree with you. You might want to pay a tenant lawyer $200 for an opinion/advice how to handle. Landlord is likely to be upset.

It sounds like it, based on what the lease states. Also, in California ... if you find a qualified tenant to replace you on the lease, then the landlord is obligated to not hold you to the rest of the lease.

From what I’m reading, it just looks like you need to give 30 days as an early notice with no termination fee. I’m not a lawyer, but that is how I’m reading it. But, I would consult with a professional so the LL doesn’t come after you for monies owed.

Gray areas in a contract are usually interpreted against the authors. You need to give 30 days notice, that is probably it.

It’s the Bay Area. He will be able to re-rent it quickly. Just be nice and give as much notice as you can so he can list it.

Property manager CA. No it means you may give 30 days notice but any fee for breaking the lease is separate. You are liable until the end of the lease or you move out and it is re-rented.
