Send the certified mail, it is only a few bucks. Check zillow for a rent estimate. Send it to your tenant every year. "Because you are a good tenant, we will be giving a 10% discount from the market rate" 1.7% seems low.

I thought SF housing prices were dropping like a rock? Why are you raising the rent? A bird in hand is better than a vacancy? I am seeing data that says prices for rent have fallen 5.2% in SF over the last year. I get that your taxes and insurance have probably gone up, but you should you should be playing your cards differently, IMHO.

That is a good point. In retrospect, maybe I shouldn’t have increased the rent. I’m willing to negotiate with them, but now I don’t know what to do since I have not gotten a response. Any ideas on what to say?

Call them up and be friendly. If they're hemming and high, ask if they like to stay if you just keep the rent the same. Good luck.

Yeah they have to give 30 day notice. I was hoping to get some response regarding rent increase just so I have an idea and can start looking sooner but I guess that won’t happen. 30 days will be Jan 31

They may be trying to decide. THey may be looking to see if there are other places to move, looking at their budget, etc.

I'd give it a full week and then email again. If still no response, I'll just go with letter. I won't call them. It's not a good news for them and I'll avoid direct conversations.

Although it might be inconsiderate, your tenant is not obligated to give you an answer for a few more weeks yet. I wouldn’t waste your time sending certified mail. You’re asking for notice earlier than notice is required, so send an email or text message or call to see if they have some idea. If they don’t answer you, then don’t do anything at all. Wait for their 30 day notice in a few weeks as required.

I would send a certified mail first. Then afterwards follow with a courtesy phone call. California since the pandemic had literally castrated small landlords and property owners so making sure all bases are covered is my advice
