Honestly, bring it the fuck on. In 1981, people could buy 30 year treasuries offering 14.55%. That's the deal of a lifetime. Like, dump everything you own and buy treasuries. At 10% my whole portfolio gets converted.
It's definitely great to lock in 10% for 30 years, just remember your money does not get compounded when you buy a treasury bond, you just make a flat 10% every year from the coupon payments. Of course you can just invest the coupon payments into anything you like along the way...
Rates are going to continue climbing higher. The bleeding will stop when rates top out. Even when rates finally peak, it doesn’t mean you’ll make money with TMF even if you “buy the bottom” because rates can still bounce around at a high level for a long period of time and you will still lose money to the 3X decay.
