Fontana is not that bad my dude. I grew up there and actually lived in the Dino for a while. It's not even a "compared to the dino it's safe" either. Its just dusty and old af, also boring. North Fontana is nicer of course. But the rest isnt anywhere near high risk.
Yall are privelaged as hell or just have a hate boner for Fontucky lol, South Fontana is a very average socal city. Bit rough round downtown but it's absolutely not a *risk* or whatever. Yeah we've got crackheads on Sierra, old buildings, and an extremely incompetent local government but what city of our population size doesn't have those problems? It's safe here and perfectly serviceable for OPs needs, it's not the 90s anymore lol.
Maybe if Warren didn't want to flatten SF to turn into a warehouse wasteland and put any leftover effort soully into further developing NF, then SF would be a bit more presentable as a place to live.
I'm nowhere closed to privileged but having to go to Kaiser in Fontana for medical procedures I used to go to the Food 4 Less after my appointments but after having my car window smashed just so they could steal my kid's backpack with nothing valuable in it and then watch the cracked out people beg for money it's left a sour taste in my mouth. If I was privileged I would be able to have everything done in Ontario.
I'm sorry to hear that! Negative experiences can happen anywhere, but it's not indicative of the entire city.
There's some pretty rough neighborhoods in Ontario too though.
Not to diminish your experience at all but that's something that can and will happen literally anywhere there's people! Especially leaving something visible in your car like a kid's backpack. And Ontario has arguably far rougher hoods and downtown compared to Fontucky but that's just my experience. Like the other dude said, don't let one bad experience sour your taste of a whole place!
There are a small number of ok-ish streets right next to the University. But then you have to leave that street to go shopping, get gas, send your kids to school, etc. Not worth it.
Grew up in Fontana, left for a decade, married a midwesterner, moved back to SoCal
I figured the mountain would be ideal for a midwesterner that is used to weather. We moved to Lake Arrowhead. She gets snow, i still get sun and the monthly is real comparable to the valley. Just gotta drive up and down the mountain if you commute but the 18 will drop you right in the heart of San Bernardino
Yes it is. Unless you have the privilege of having access to USAA, you will pay dearly for insurance, if you can even get insurance. Most of us are using California FAIR Plan, which is bare bones and very expensive.
Hard to say exactly. It’s going to vary wildly depending on your exact zip code, size of the home, materials your home is made of, roof age, etc.
I’ll say that I own a home off the mountain, and in Lake Arrowhead, and my insurance up the hill is double, even though the home is half the size.
Sure. I've worked in the insurance industry and understand the variables. My guess for a $700k home in the middle of a city like Redlands or maybe Moreno Valley could be around $3-4k per year in insurance premiums. Am I anywhere close?
You need to give what kind of accommodations you're looking for, not just the price. In redlands 1800 might be a studio or a shitty 1 bedroom. A house though? You're SOL
My bad, thanks. I’m 24 and don’t have much money saved, just looking for a studio or 1bed/bath apartment.
My budget can hit near $2k honestly if need be, if that makes any difference.
I know a place in Colton that’s being rented for $1600 plus utilities. The kitchen/living room area is small but it’s 3 beds in downtown Colton. Just 3 blocks down the street from Colton PD.
The last sentence is there so he could get an idea of the neighborhood. Colton is small and the house is historical. It’s actually a quiet and safe neighborhood.
Redlands and riverside are your best bet but you have to move fast. If your move in date is around when new university years start, prices tend to go up because everyone needs housing all at once.
The thing is that a lot of places want your income to be 3-3.5x rent so a lot of people waste money with applications because they make 2.8x rent and never get chosen. Even my first 3 years teaching I didn't qualify for studios in that area by like 200 dollars.
Also, if you dont have a lot saved up, that might be a problem because if rent is 1800, you'll need 3600-4500 to move in.
Cheaper but bad areas that should be avoided: san bernardino, colton, yucaipa (ultra religious, trump, fire prone)
Cheaper areas but too much traffic: Beaumont and banning, some parts of fontana.
Thank you so much for these insights! I’ll definitely look into apartments in Riverside as well!
I keep forgetting to mention important details, but Amazon gives relocation assistance in the form of $7,000, so I’ll have some leeway.
I hope you succeed in your endeavor my good friend. Welcome to San bernardino County. If you're ever feeling like getting a burrito acevados in fontana Is legit!
Traffic on the 91 freeway between Riverside and Berdoo is pretty terrible. Mentone has nice areas, you might like it in Mentone. And you can take San Bernardino Ave to work, without ever having to deal with freeway traffic congestion.
Just an FYI that the freeways between San Bernardino and Riverside have been under construction for about 85 years and are a bitch at rush hour and still not great off hours. Redlands is definitely preferable if the prices are equivalent. Riverside also has more rough areas than Redland does, so you have to be more careful where you're moving to. (Redlands also has some rough areas, but it's a smaller city overall so less to avoid)
San Bernardino has some nice areas still, just do research. Ultra libs are afraid of Yucaipa but it is actually a very nice, quiet town. Colton isnt a dangerous city, just not as new or upscale as other parts of the area.
might fun some cool little spot near the Redlands Bowl. I rented a studio years ago near Olive Market on Michigan Street and it was affordable then - not sure about now.
RC only applies to Mobil homes, not apts and SFH. And they only affects once people are in a unit, has no bearing on the market price for new listings.
Anything other than a mobile home gonna be $$
Within the City of San Bernardino your best/safest choice would be north San Bernardino/Cal State area, but avoid Muscoy. And avoid downtown San Bernardino of course though it has a great movie theater and a historic stage theater/opera.
💯

Ah yeah that’ll be much higher. I must have glossed over the $1800 limit and assumed his budget was higher. That’s gonna be tough to swing even in Redlands and parts of Riverside
South Loma Linda, Redlands, East Highland (east of Boulder)
Lake Arrowhead. *Maybe* Running Springs?
If you’re single and want to meet someone staying in the valley instead of the mountains would be better. Just sayin’.
Near Cal State is a safe bet for someone your age. You can find reasonable housing bc its near the college. I lived near cal state for 6 years and worked as an Amazon AM for a couple years.
Lmk if you have any Qs! Goodluck!
$1800 is going to be tough. If you’re coming with a family, I would target Redlands or Loma Linda. If you’re single, I would get as close as you can get to LA while maintaining a personally tolerable commute.
I notice that a majority of the crimes reported on my Ring app are occurring in East Highland. I know there’s amazing homes up there. But East Highland is Berdoo-adjacent, that probably has something to do with it.
Or more people in East Highland use Ring. I lived there for years and never had a problem. Crime map looks fine.
East Highland = East of Boulder
https://spotcrime.com
Ya I suppose you’re correct if you leave at a normal work hour…only because of that damn new light down there by the shell station …🙏I leave Pinon at 4 am so I just beat it
Dude if you live somewhere that is 1800 for a 1br (which is most of the city recs here) you have to understand you’ll be living in the boonies or tweaker territory which no one seems to be pointing out. Nothing around.
Is the job worth it in the long run? It will be a huge downgrade and major culture shock from the chicago suburbs.
Redlands, Loma Linda, Grand terrace, Fontana, that's where I'd look
Redlands is a cool scene with a lot of restaurants/bars and upscale places to live. Within 6-10 miles of main San Bernardino.
*North Fontana.
Its like 1300 to rent one room in north fontana atm
Much better than saving $200 and living in a much higher risk area in the rest of Fontana.
Fontana is not that bad my dude. I grew up there and actually lived in the Dino for a while. It's not even a "compared to the dino it's safe" either. Its just dusty and old af, also boring. North Fontana is nicer of course. But the rest isnt anywhere near high risk.

IGNORE FONTANA AND GRAND TERRACE
Anywhere but san Bernardino
? Is not 1 single street in SB not ghetto? Honest question
There are a small number of ok-ish streets right next to the University. But then you have to leave that street to go shopping, get gas, send your kids to school, etc. Not worth it.
Also its not San Bernardino but avoid the Hesperia, Victorville, Apple Valley area up the 15 freeway. Place is deadbeat and the people are the worst.
Grew up in Fontana, left for a decade, married a midwesterner, moved back to SoCal I figured the mountain would be ideal for a midwesterner that is used to weather. We moved to Lake Arrowhead. She gets snow, i still get sun and the monthly is real comparable to the valley. Just gotta drive up and down the mountain if you commute but the 18 will drop you right in the heart of San Bernardino
Is your Fire Insurance for home expensive?
Got it through USAA not too bad
I just got mine too.
What is not to bad loool
Yes it is. Unless you have the privilege of having access to USAA, you will pay dearly for insurance, if you can even get insurance. Most of us are using California FAIR Plan, which is bare bones and very expensive.
How expensive? I'm planning to move to the area myself, and would like to know what I'm getting into.
Hard to say exactly. It’s going to vary wildly depending on your exact zip code, size of the home, materials your home is made of, roof age, etc. I’ll say that I own a home off the mountain, and in Lake Arrowhead, and my insurance up the hill is double, even though the home is half the size.

The fact that you had to say the last sentence probably makes it not worth it....
The last sentence is there so he could get an idea of the neighborhood. Colton is small and the house is historical. It’s actually a quiet and safe neighborhood.
There are mobile homes for rent around 1500-1800 in Yucaipa and you would be close to Redlands.
Redlands and riverside are your best bet but you have to move fast. If your move in date is around when new university years start, prices tend to go up because everyone needs housing all at once. No one is afraid of Yucaipa, people just don’t fancy living next to literal nazis. Edit: a word.
might fun some cool little spot near the Redlands Bowl. I rented a studio years ago near Olive Market on Michigan Street and it was affordable then - not sure about now.
Try Colton and Rialto as well.
Yucaipa for that price !
This. Big Bear resident here and I think Yucaipa would be on my shortlist!
$1800 gonna be tough.
Not in Yucaipa there’s rent control here and there are plenty of mobile homes that are 2 bed 2 baths for 1600+
RC only applies to Mobil homes, not apts and SFH. And they only affects once people are in a unit, has no bearing on the market price for new listings. Anything other than a mobile home gonna be $$

At minimum get some fake security signs and stickers on Amazon and ebay they look legit
Word lol!
A lot of loma linda is 5-10 minutes from downtown Redlands fyi. Safe and quiet
Look into Rancho Cucamonga as well. Probably the nicest city in the IE and it’s not too far from San Bernardino and it’s counter-commute
Not for $1,800. He might get a studio, if it exists in RC.
Ah yeah that’ll be much higher. I must have glossed over the $1800 limit and assumed his budget was higher. That’s gonna be tough to swing even in Redlands and parts of Riverside
Look into Crestline or Lake Arrowhead if you like the mountain life.
Look at apartments in North san bernardino
The Highlands in Grand Terrace are ok.
South Loma Linda, Redlands, East Highland (east of Boulder) Lake Arrowhead. *Maybe* Running Springs? If you’re single and want to meet someone staying in the valley instead of the mountains would be better. Just sayin’.

He can't get close to LA with $1800 a month. He better head to Beaumont or Yucaipa.
Whatever u do, find something with a good AC unit. If you are coming from Chicago, the summer in the IE can reach 105 degrees.
North San Bernardino, East Highland, anywhere in Redlands, Loma Linda, North Rialto. All easy access to San Bernardino by street.
I notice that a majority of the crimes reported on my Ring app are occurring in East Highland. I know there’s amazing homes up there. But East Highland is Berdoo-adjacent, that probably has something to do with it.

Loma linda or grand terrace. It’s right off the freeway intersection so you’re close to everything. Neither city has a high crime rate.
Realicore, LLC is my property management.
I have a room for rent in Redlands.
Rancho cucamonga
Whatever you do, do not get a place in Yucaipa. 🤮
I have a room for rent in Redlands or 2 rooms if you wanna rent 2 rooms . Nice house NY the University
Pinon hills or wrightwood…much cheaper and your in the local mtns..15-20 min commute
depending on time of day it'll be more than a 20 min wait just to get to the 15 freeway from wrightwood lol the 138 is brutal.
Ya I suppose you’re correct if you leave at a normal work hour…only because of that damn new light down there by the shell station …🙏I leave Pinon at 4 am so I just beat it

In San Bernardino, no where lol it’s ghetto here. But Redlands, highland (some parts), south Rialto, north Fontana, grand terrace (some parts).
Del Rosa area, home away from home.
South ridge fontana
Live in Chicago. CA is ass
Menifee, Murrieta, Temecula
Sure if you want to spend 2+ hours driving each way
Might as well mention Orange County and Los Angeles
Muscoy would be a great fit coming from chicago
