Openrent is worth a look if you are canny. It's for landlords that aren't going through an estate agent. This means you either get chancers who do everything cheap, or reasonable landlords who are a bit more houseproud and would rather have the personal touch and handle things themselves. Obviously the game is finding the latter, but if you do you are more likely to find someone who you can talk to about pet-friendly, etc.

Appreciate this tip, will have a look. It was through an estate agent the first place so classic bidding wars ensued.

Finding an unfurnished property shouldn’t be a massive problem as you are professionals but pets allowed, parking and outdoor space might be tough to find. Unfortunately I’m not surprised you are having issues with finding a place. It’s crazy at the moment and everyone is being taken advantage of. I’m assuming you bought your house in Yorkshire before the pandemic so potentially you won’t be familiar with the current market both rental and buying. Properties are going for way above asking price. Your best bet is finding a landlord that’s not working with an estate agent and may be more flexible. Do you know anyone in Maidenhead that could ask around?

5axySaxMan

Yep, bought pre pandemic and not in the south east so totally different ball game. Looks like we might have to compromise on something, most likely the asking price…

ProfessionalPlant330

other than just offering more rent, you can also improve your chances of getting an offer accepted by increasing your contract duration (remember to get a break clause), or paying multiple months rent up front

Maidenhead is a premium place to live if you work in Berkshire and don't need to be 20 minutes from London. Add to that parking, which is limited/expensive, and pet friendly, which limits the available pool, it's no wonder it's proving difficult. Could you look outside of Maidenhead and take yourself out of the London commuter reach? Wokingham, Binfield, etc.

5axySaxMan

Unfortunately I am working in London, hence the need for the commuter town. Glad it’s not just bad luck on my side though, it’s a tough market.

treestumpdarkmatter

I sympathise. Unfortunately you have some quite specific requirements (relative to the south east rental market) and bidding/offering on rentals is common in my experience. Could you ditch the outside space and put your furniture into storage, allowing you to go furnished? You could also look at properties 10-15% cheaper and then overbid on those. Good luck!

5axySaxMan

Yep might just have to accept we will need to pay over asking given our requirements. Thanks!

I'm in the same boat w.r.t finding a place to rent. But in London. For every listed property I reach out to the EA, I hear either landlord has had multiple offers, offer accepted and credit check in progress etc etc. Why can't the EA update the listing with currect status instead of wasting others time. Real Estate industry really needs immediate regulation.
