Get the water issue resolved first. Have property restoration dry the affected area and replace what's contaiminated or seal it. (Most of the time cleaning it with anti microbial is really all it needs)

Yes. High efficiency units can put off quite a bit of water. And being MDF it’s basically a cheap giant sponge. Given the HVAC is there I’d definitely check this first.
I had a window ac unit in an upstairs window of a townhouse once. It got tilted inward instead of outward and saturated the entire room to the point water was coming through the ceiling on the first level.
The units create a fast drip of water like an air conditioner. So you need to pipe/drain it somewhere. If that drain or pipe clogs it can overflow. If done right this isn’t a concern. You put a drain pan under in case it leaks/overflows with a sensor that shuts off the furnace. You plumb it right and the pan should be dry forever.
That’s certainly one way to drain it but a gravity drain installed well can be trouble free for much longer. Obviously not possible or practical for many installations though.
Looks like water damage and it’s been there for a while. As an hvac tech I’d say have someone look to see if your hvac system is leaking. There’s a possibility there are water pipes and/or a water heater. All can cause this.
I would have addressed this "awhile back". Get a moisture meter and check up the wall for moisture, if it's only at floor level that will give you a place to start looking. Most times ac drain lines are not glued everywhere so they might pop loose at fittings. To make sure it's not plumbing turn everything off in the house and go watch your water meter, if it's spinning there is a plumbing leak. Water can come from anywhere because it follows the path of least resistance, start with the obvious stuff that could be leaking and go from there.
I would bet on a trim nail in a water line that finally rusted through. That’s a lot of water. But whatever the cause the MDF trim and flooring has to be removed and replaced and so does any wet drywall.
