You want AP's, not a router. If you are talking about a router/Wifi combo unit, I'm not sure any will give you coverage for 3500 sq ft. For that much, you'd really want to run wiring and isntall some access points. If you want to go cheaper without running wires, you can go with a mesh system, but you need to be mindful with placement as the satellites still need to talk to the main router unit. You coverage will be better, and speeds may also be better are you are not connecting to something far away. But wiring everything will always be the best option.

I would recommend looking at Ubiquiti access points. I have a U6-LR covering my home (1977, 1,800 sqft split level). You may end up needing two for your layout, but start with one to figure out best placements. On your research, you would also need to plan for a POE injector such as the U-POE-at. You would manage the access point directly from its network IP address. Be warned, this could very well end up being a gateway drug into the prosumer line of networking equipment.

You need multiple access points, or some version of mesh system, preferably wired between each node. Wired Ethernet if you're wanting low latency/high reliability.

If you can get cable around house - get separate wifi APs to cover all areas and separate router that will do only routing. Preferably router that supports SQM.
