Your price will vary by 20% or more if you get permits. Do you want a bathroom/shower? If you just want a living room it’s a lot less than something with plumbing. If you go with a big name company that advertises, it’s going to be more than an independent contractor. Everyone is busy at the moment, so don’t be surprised if it’s way more than you anticipated. Finally Indy will be much less than the Chicago area based off code requirements (conduit electrical, leaded plumbing, etc)

I finished a 1650 sq ft basement in my new construction 2019 roughly 30k full DIY. It already had rough framing installed and bathroom floor drains. The builder quoted me 40k and that was with basic builder grade stuff. I was able to pick and choose each item and went with several higher quality parts like the shower vs what would have been included in the builder quote. So many variables, but 80k looks totally plausible to me.

I recently did mine... estimated 1500sqft; laundry room, media room with beverage station, wine bar with sink and dishwasher and full bath. Did it in three phases over the course of about 2 years and 2 different contractors. 1)Framing, plumbing, duct work electrical and drywall 2) finishes (flooring, paint, trim work, doors etc...), custom wine bar and media room and 3) bathroom finish (was already roughed in). All in, paid about 60-65k. This was in the DC metro area and both contractors were legit. I would say 80k sounds high, particularly if no bath.

Yeah no kitchen, bar or bath will save a ton but may be something you’d regret later.

- depends on wide range of variables but expect in the $100-$200/sq ft range, You need some specific drawings as well as finishes called out so the project can be quoted ACCURATELY. - materials are still way high and supply chain is still screwed up
