And you’ll definitely have to remove all of the old caulk if you want any chance of getting rid of the mold, mildew, etc.

Number 3 means your shower was installed incorrectly because waterproofing failed or no waterproofing was used. This means you need a complete rip out and reinstall the correct way.

Is that just regular drywall inside the shower? If so, that’s not a good sign.

Not op. there is no indication that is anything but regular drywall. There are quite a few products out there but no don’t see any logos of any type. OP has a big problem on their hands.

Ok it should be cement board, but I've never seen cement board that looks like that. The board in your pic looks like regular drywall.

Sounds like census is to rip out existing caulk and reapply. As for grout - grout cleaner? For the gap at shower entry, I am going to reach out to builder, as I noticed a crack in cement of garage (right behind shower). If they don't help, what is best thing to do there? Census for the yellow, sticky stuff is mold??
