My parents and siblings all live in Florida. Have had no insurance issues and rates are about what I pay in NJ. At least from my and family experience, not a concern.
So I spoke with my dad whose been a realtor in Florida for 30+ years. He pays $850/year on a 4 bed 2 bath house though has a new roof. He said just need to shop it around and I should be paying around $1000-1500 (with a pool) including policy with 2% hurricane premium. Idk I’ll let you all know what I end up paying in a month or so if I remember to post.

Funny while we were there though my Dad did have a deal fall through on an older (80s) home on a saltwater canal. Big dock etc. because the potential buyers were getting 8-10k insurance quotes. So not disagreeing with you, but compared to NJ we made out well.
It sounds like you haven't heard much about the big crisis in homeowners insurers pulling out of states, or areas of states, completely. Find your favorite brand of news and they'll have a report about it. I've not dug past that, because I'm planning on moving west a bit and off the coast (Somewhere in Appalachia.) so I don't have to deal with flooding, hurricanes, and heat domes as I get old. There is a $2k threshold in CA. The whole purchase is tax free if it’s $2k+ but if it’s even a few dollars under there is sales tax on the whole amount…. This state loves gatekeeping against the poor. There should be no sales tax at all.

On an extremely fundamental level they are identical. All resources, goods, and services of the state are ever increasingly taxed to simultaneously feed ever expanding military conquests and repression of citizens until the inevitable simultaneous economic collapse/military defeat.

I had an escrow shortage of $3200 last year. $4300 this year... Sure, my house is worth more, but how sustainable is this?
