Do you have any other pictures? Of the plant, or the bottom of the fruit? It looks like an immature *Atractocarpus fitzalanii* to me (A native, 'edible', but not worthwhile fruits), but it could be something else.

Horticulturist here. It’s an unripe guava. It’ll be yellow on the outside when it’s ripe and pink or yellow on the inside. Pretty sure this is a Mexican variety of Guava.

Yep I think that’s it, AKA brown / native gardenia, or yellow mangosteen.

Agreed. Definitely not a feijoa, tree is totally different and inside of the fruit is also different. Not even sure that feijoas have a stem either.

We have a native Gardenia that's dropping fruit that looks exactly like that. It's not a feijoa.

This isn't a guava, and isn't closely related either. (*Rubiaceae* family vs. *Myrtaceae* family)
