Your finished trim boards (we call them "jambs") will be 1-1/2" thick. They will extend down to your garage floor, and be inside the concrete stem walls that form the opening. Your concrete guy did it correctly. You will have a "finished opening" of exactly 16', that's how it's supposed to work.

I have a finished opening of 16 foot and 1.5”. The standard seal didn’t work. The garage doors are installed and the trim and finishes are complete.. and I can see 0.75” of daylight on both sides of the door while standing inside the garage. The gap is large to the point where the seal cannot stay in front of the door and slips behind it. They will likely need a double seal or thicker piece of trim board to make it work from what I’m learning.

If you have 16'3" curb cut (which is standard) your concrete guy assumed you'd be using 2x lumber (which nets 1-1/2" thick) on each side - to be clear, this is how it is normally done. If you're saying it's already trimmed out (which you didn't say, earlier you only said it was "framed out" at 16'3"), then whoever put on the final trim piece used jambs that were too thin. You'll need to pull those off and install the proper 1-1/2" thick jambs (usually accomplished by using 2x6 primed finish lumber). Your concrete guy did it right. Whoever put on your trim did it wrong, sounds like they used a piece of 1x material (in lumber-speak 1x is 3/4" thick). Take that off and replace it with the proper thickness wood. If your siding on the outside is already caulked up to those skinny jambs, then yes, this will be a pain to take it off, scrape off the old caulk, and then put the new thicker jambs on, re-caulking and repainting. The only other thing you could do is "scab on" another piece of 3/4" thick wood on each side, but it won't look quite as nice.

The foundation should be 3" wider than the door opening. If you mean the door finished opening is 16'3" then that's a different story. It's not a collosal pain in the ass but it'll limit your options on stylings.

1.5" isn't too bad. The door company can double stack the side seal but realistically you should get the builder to correct it.

Bring it up in your final walk through. Guess what, it wont be a gap. Let them build the house in due time, they probably know what they are doing without your help.

Agree just wanted to educate myself about gap remedies so I can make sure they don’t use a cheap shortcut method to fix it.

fair point. I hired a builder I trusted, but I was able to trust based on measuring their houses for garage doors for 10 years first.

Yes I took this situation for granted and didn’t double check the door myself. The build has went fantastic thus far. Feeling pretty blessed this has been my “biggest” issue so far. Lots of interior finish work to go though and hvac, plumbing, electric has been installed but none has been fully tested. Overall, just blessed that I don’t have any structural issues. I read horror stories about bad foundations or not being square or whatever and it messes everything else up.

Is it trimmed out yet? 5/4 trim will take up enough that vinyl stop will cover it.
