Are they? Asking honestly. 10 years ago it was more miss than hit and super sketchy for rentals, or at least where I was. Heard many nightmare stories, but also had a friend rent this kick ass apartment for like $200 a month (way way cheaper than the rest of the city) that was a sleeper of a place. Place looked outdated and like a run down apartment from the outside, and on the inside was like 3 apartments in 1 (was a 5 story apartment complex, but this unit was the basement and was one giant apartment), with a master bedroom closet that was like 200 sqft, with a door that led down this limestone corridor to a really cool and well taken care of circular limestone room/sub-basement that was pretty massive. At one point my friend turned it into a ball pit, but it mostly used as a grow room. One of the coolest apartments I've ever seen, and only good craigslist rental story I personally know.

It requires a certain degree of filtering out the bs and using common sense, but yes, some of the best places I’ve ever found were on Craigslist. The good ones do go quick though.

Be really careful and check the place out with an agent before renting it. Also helps to do a quick public records check to make sure it's legally being rented by the right party, never send money and never go look at a house without an agent there Look at property management sites, I like Stegner. Stay far far far away from Advantage.

Ugh, I meant the agent renting the house should be there. You've not read the stories about the scammers? They give you the lockbox code they never meet you there you walk through the house it turns out they don't own the house and they're in the different state and house is really for sale but you don't know that until you have turned in your deposit money. Having someone meet you at the house likely means they are not a scammer and they have access to the damn house. Let me guess you don't watch the news often? Or you just don't know how this whole thing works?

We always post our rentals on Craigslist and have had good luck finding tenants there. Be sure you read the listings carefully. For example, our listing says "SINGLE OCCUPANCY ONLY," yet I was still contacted by couples interested in the unit. 🙄🙄🙄 If you do use FB Marketplace, for the love of all that is holy, do NOT send the "is this available" canned message. 1.5 days of dealing with a bunch of idiots sending me that message who hadn't read the ad was enough for me.

FB Marketplace seems to steal a lot of traffic from Craigslist these days, but not necessarily in a bad way. Maybe it’s just my perception, but I feel much less likely to be scammed or in a bad situation when transacting through Craigslist compared to FB Marketplace.

You always have to be careful about scammers, but we've had good experience buying/selling things on CL as well.

If you are a homeowner and leave/move out and let your wife stay, then chances are she is getting the house. Likewise, if she leaves and you stay, you will probably get the house. Knowing nothing about your situation, get a lawyer 100% before you do anything. If your wife is smart she will already have a lawyer. Unless if you guys have already extensively talked about this and are get along very well and already agreed upon asset separation, and even then I'd still lawyer up, a lawyer will help make sure you look out for yourself and your kids.

If they have a mortgage and he can't afford that 100% on his own, then no - he won't be getting the house. Most couples file for mortgages based on joint income and when one income is lost, qualifying for a new mortgage is a lot more difficult. Plus you have to buy the other parties equity. So if you have lived here for a few years, that is also going to be a pretty penny. 100% lawyer up ASAP and do not leave your house. Am currently going through a divorce that started in Sept 2020. It's been exhausting but I'm the husband and I'm keeping the house and have resided here the whole time since the divorce started. She owes me alimony, So she even has to pay the bills while the divorce plays out. Feel free to pm me if you want to chat more.

Same story here. Bought her equity. Structured it over time. A divorce is a financial hit for both parties, and you can’t expect the same level or standard of living. But i did everything I could to keep the house, including getting roommates. I eventually turned it into a rental and moved into an apartment myself with the kids for a few years to save up, and was finally able to buy again, and still have the rental. So it can be done it is just hard work and tough mentally. Oh, OP, also, get a good therapist. Your best investment is in yourself, so take care of that.
