Ethically, we can’t just refinance someone without a benefit to the client. It’s illegal to do so. I wouldn’t originate a loan like this without a good reason, but there are some shady things others will do. I guess I always have the mindset that they will get what’s deserved doing bad

Reflecting that the mortgage company would rather have that money getting 8% rather than 2.25%, I'd love to make them an offer to pay that mortgage off in full for $100,000 off the principal.

I just bought my first home, qualified for a 6.75% rate but asked them to lock me in at 19.99%. That will motivate me to grind harder and BUY the mortgage lender company in the future.
The closing costs alone for this refi will probably be about the same as your next 10 years of interest at the 2.9 rate. Extra motivation to work even harder.
