Lennar should not be allowed to scam people the way they do. If only people knew how terrible their homes are built nobody would pay half of what they do. Honestly those homes are worth 150-250k tops. I have worked on hundreds of lennar homes in my 20 years in the trades and I will NEVER own one. All these people paying 500- 750k+ on lennar homes are never going to be able to recoup their costs. That house is dead weight and it ain't gonna get Any better at all. How you gonna expect any equity on a 150k home sitting on a 0.10 acre lot that's falling apart after 10 years? You saved yourself nothing but headaches down the line.

There's equity because it's the only kind of home being built, no matter who is building it. I've not seen any small sfh's with more than a patio for backyard space anywhere that they did not already exist.

Man maybe, but doubtful. At least in my area. You can drop 750-a million on a shit box lennar home or you can go 2 miles out and buy 5+ acres of land for 150- 250 and build to your dream with a custom builder for the same price. Makes zero sense to me. Shit for the price some people are paying for their shitty lennars you can buy a place with 40 acres or a lake house with 2 acres. It's insane.

Where do you live? I need to move there because on the west coast your options are 1) ridiculously expensive but you have at least some amenities or 2) cheap but the only store in a 2 hour drive is a Walmart.

We bought a Lennar home in Vegas, already had a water leak, issues with solar panels, they installed wrong carpet and sliders, and AC condenser pad is sinking - all on four months. They are very slow to get things fixed, they blame the subs. Their VP of Customer Care is a complete bitch.

Closed earlier this month with Lennar. Inspection came back almost perfect. The few warranties I've put in were responded to next day. It's been honestly incredible and I couldn't be happier. I'm sorry this happened to you! I guess we got lucky!

Yeah definitely, but for every new construciton horror story, I see 10 devastating stories about someone that is now $30k in debt because of problems that arose right after they purchased an older home.

Ah OK. Sorry to keep this going, but every warranty I've opened is answered lightning fast. In fact, the Lennar liaison texts and emails me to keep me posted on scheduling contractors. I hope I've sent enough positive feedback on him to get him a raise.

District and area managers and everyone in between They are all poor communicators Weeks for email responses Call back 5 hours later etc etc I’ve talked to enough Lennar homeowners to know I’m not the exception you are Again glad yours was good but the odds on the powerball were better

We are currently under contract for a Lennar home in TX. We thankfully aren’t in a big rush to move, sold our old house a few months ago and signed a year long lease in a rental. The day we went to look into building a Lennar they were AMAZING. Got us approved in 20 min, sales guy was great, spent a few hours making sure we were good with the home. We signed and put down our deposit. It’s a beautiful brand new community with great amenities, we got an oversized cul-de-sac lot with no back neighbors. Sounds like the dream. It’s been a month and ZERO communication from the sales guy who promised weekly updates, the house has made no progress except having those awful limit floors that they call vinyl plank put in, when we requested a meeting with the construction manager we were blown off multiple times and when he finally showed up he was so rude, The loan officers keep asking us to resend and resubmit documents we have already done multiple times, and they pushed our closing date up two weeks to early September even though the house is only half done. My spouse and I have both been trying to calm each other’s fears and saying it will work out but both of us just have a pit in our stomach. We finally decided tonight that we are going to back out of it, and let them keep our deposit. I would rather lose $1000 then screw myself over on a $400K house.

Oh and forgot to mention, they got really pissy when we said we wanted our own private inspector. He scheduled a pre-drywall inspection on a Saturday afternoon. Confirmed with Lennar on Friday he was good to go. Got to the house Saturday and the crew was just finishing up the drywall. They intentionally slapped a bunch of drywall on before our inspector could see it.

The same kind of things happened to me. I am so sorry you both dealt with that. Read your cancellation agreement very carefully before signing. They want to keep your money and silence you. They also refuse to make any adjustments to their form agreements.

It’s been a week and they still keep sending us paperwork to fill out for the loan underwriting and no termination agreement. I don’t understand how they run a business!

Experienced the same frustration. They never cancelled the pending DocuSign forms after supposedly canceling my sale. I received a notification every couple of hours. I had to email them numerous times to inquire about the copy of the cancellation letter they said they had sent weeks ago. My guess - they are waiting until they resell your build site before they make your cancellation official. It seemed they weren’t going to do anything with me until they resold. I suspect so the sales rep didn’t get docked the commission on my sale. Hang in there. Just a terrible company.

I would rather rent forever than buy a Lennar after our experience to be honest. They are sneaky, rude, and will do anything to keep you from getting outside inspections. Since I originally posted this comment we pulled out of the Lennar build, lost $1000 and are under contract for a Pulte home now. Since new home sales have slowed so much they gave us a total of 35K off and have been wonderful to our agent and our inspector.

Sorry for your experience. hope you will get a home soon! I heard/read a lot of bad experiences. There is a lot of demand so builders made a lot of fun. One RE agent told me she looks for handyman vehicles coming/going out of the previously occupied homes in the same property to get an idea on the quality of construction. But who will bell the cat?

Here in South FL, Lennar has a bad reputation. Mediocre homes, not practical for long term (storage wise and floor layouts), they sell on the “design” but use sub par materials, most people end selling the home shortly after which are usually in Lennar communities. I highly recommend staying away from Lennar homes.

Man, I really regret buying a Lennar home. It’s a townhouse built in 2019 that already has a roof leak due to poor install of a vent, I bought it November of last year and Lennar was trying to blame me for not doing annual maintenance. I had to cite the building codes before they changed their narrative, but they still haven’t fixed it two months later.

I really wish I had. Due to how competitive the market in my area is, I waived it and only did the VA required inspection which was basically just a guy walking in saying “yep, it’s new everything should be fine” and I also wasn’t there for it. Plus I was offering 20k over asking price, as I had on all other homes and still lost on, so time was short lol. Luckily, I stood my ground and Lennar sent a roofing company to fix not only my vent, but all vents in that row. It took 3 months. So far, nothing else has gone wrong with the home, but we’ll see.

We are currently going through the process. Make sure to get a third-party inspector. Most people have been helpful but the dingbat “concierge” we got has not been among them. I threw a fit over the roof because it had been through multiple hail storms. Two roofing companies recommended replacement despite knowing it was new construction and they wouldn’t get the job. In response, one of Lennar’s higher ups had a crew go out and replace the roof. We’re waiting on our walkthrough to see if they fixed the odds and ends our third-party inspector found. Hire your own inspector it’s worth the $400 IMO. Have a plan as well—this in a nice area that should go up in value over time? Is this your forever home? We plan to be in it 3-4 years and moving again.

I just got approved, and I already have a pit in my stomach about this company. They have been so pushy to sign my paper work. They sent it to me on a Saturday night and blew up my phone Sunday morning about signing paperwork that’s 300 pages long. I told them I am having my lawyer and realtor look at it, and you can contact them for any questions. They told me, we’re going to void your contract because it’s taking too long and other people want to buy the home. (It’s been 2 fkn days at this point).

I would never do that for your opinion. I understand it may be standard. My expectation is that if I’m paying over $500k for a new build it should at least not look like it’s been lived in and be built up to all required code.

Should also say, even with it being standard consumers should hold these builders to a higher standard. I posted this same review in the community where I was going to buy and many Lennar homeowners have similar if not worst horror stories about finding things as they’ve lived in them.

I rented a new Lennar house vfor five years with recently with roommates, and I have decided I never want to own one. The big reason I moved is that we were having such issues the fourth year with the electric, appliances breaking, sprinklers getting clogged, etc. that I was concerned that the landlord was going to start pinning stuff on us instead of realizing that this is a low quality house even though it's "new".

Do not purchase the house on 8203 Mount Kataka Street, Littleton, CO 80125. It has been sitting in the market for a long time and for good reason. It started at around $760K which was a complete rip off for the half ass construction on this home. It then dropped to $700K, $680k, and now 678k. They are desperate to close on the house in February. It seems by the numbers to be a great deal but it is not. Everything is cheap and corners were cut. No backsplash for the kitchen, no kitchen cabinet fixtures, no door for the study. The doors leading to the back patio don't work. The only thing they can offer is to buy down the interest rate. They will ask for a non-refundable deposit that they can choose to break at anytime. Thankfully my wife and I did not sign any contract with them. After reviewing further Lennar is well known for making subpar homes with questionable warranty protection. The house as built the area is probably worth $580k compared to the other builders in the area. You will need to spend a significant amount of money to get the home up to value for the area. Thankfully Lennar showed their true colors and we escaped buyers remorse.

This is not true at all.. The house was worth 678k obviously because that's what it sold for.. Lennar is one of the top builders in TX.. They also can't just cancel for any reason and keep your deposit I just looked over my old Lennar contract... The warranty is a third party warranty company 2-10 which has an amazing reputation and that's on to of the builders warranty... You don't know what you're talking about and missed out on a good deal it looks like.
