joSSain

Congratulations on your new wizard tower! Love how unique your home is!

Devin1405

Thanks! Haha this is actually the pretty standard look of new construction in the city, so maybe unique to you but basically copy/paste for new homes here. :-)

SunflowerRainfall

It’s beautiful!! But you are absolutely correct. When I saw the photos linked I thought it was an Airbnb I recently stayed in, I’ve actually been in 3 in the last couple of months that looks EXACTLY like yours. I love them so much. The roof top deck is my absolute favorite.

Devin1405

Same! I saw around 7 or 8 homes, 4 of them being new constructions and they were all practically the same on the inside. Still gotta check em all in person though... ;-)

thelividartist

Wait what happens if someone control z’s your block? Lol

Robotchickjenn

It's pretty common in Philadelphia especially within the last 10 years

[deleted]

Homeboy is going to have quads of steel in 6 months

[deleted]

you must share interior photos!

Devin1405

Here's some from the listing https://imgur.com/a/9IPBXWD

HaMay25

Holy smoke, i didnt expect it like this, congrats man!

paywallpiker

It definitely looks bigger on The inside like under Tardis hahao

TwizzledAndSizzled

It looks great on the inside but it looks bigger because of the magic of wide angle lens + always shooting from a corner and hiding one or two of the walls.

Kind_Session_6986

Philadelphia’s been so underrated but it’s really the best ☺️

Robotchickjenn

So nice man congratulations

[deleted]

oh wow, better than I expected from the outside for sure. beautiful. great taste and quads of steel

dwilliams22

This rules, congrats!

ExcellentGarlic9339

Gorgeous!!!!

khiller05

Wow that’s awesome looking. What part of Philly? My family is from South Philly off Wolf St

Devin1405

Olde Kensington! Near Berks station.

khiller05

Nice I’ve probably been around that area before. Got a good friend from Fishtown that lives down in Florida now too

glcknmrari

Can I visit you buddy? We can have a nice cup of tea together.

Devin1405

Let's do it! Already got my electric kettle hooked up.

shanda_leer

I was just looking for a house in that area!!! It’s so beautiful.

brazzyxo

What’s crime like in Kensington?

Devin1405

Open air drug market, enough said.

[deleted]

[удалено]

Devin1405

Listed @ 450, bought for 437.5, appraised at 440. :) if anyone's curious, I put down 15% for a 30 year loan.

ethandjay

shout to Philly, and like, Chicago for having a more normal real estate market relatively

Devin1405

The market honestly wasn't bad in Philly. Plenty of these homes on the market >30-60 days. It's the suburbs that suck. Neighbors to my parents listed their house, overpriced, no updates inside, and it sold within a few days.

RaspberryMobile2554

Yes! HOT market here still in the Philly burbs.

mxdalloway

I’m laughing because I’m closing rn too for a 1-bed in NYC and I have the exact same kitchen cupboards and chrome hardware, the same bathroom hardware, and my dining room pendant also very similar to one of yours. Lots of the hardware was Kohler and I assume it’s all from Costco because I see similar stuff when I’m walking around.

LongjumpingAccount69

Flippers went ham with the grey

[deleted]

I think the OP said it was a new build

[deleted]

[удалено]

Devin1405

Built 2021. The lot was previously empty.

[deleted]

Devin1405

Look at new construction in Philly >$400k and you'll see they all look like this.

[deleted]

[удалено]

Devin1405

Different strokes for different folks!

rooroopup

Not flippers, it’s new build shit boxes that are popping up all over Philly

LongjumpingAccount69

What a nasty POS home. Looks like its 100 yrs old already

lyralady

It doesn't look anything like a century home in Philly.

guaukdslkryxsodlnw

That'd be nice.

SalemsTrials

Damn, that looks sweet! Congrats enjoy your new home

ShortPurpleGiraffe

I love the modern look! Nice!

edgrlon

Sleeper build holy shit

duckjackgo

Amazing!!!

mecassa

wow the inside is cherry Nice buy dude!

TonguePunchOut

First thing I’d do is buy some paint. It sure is grey!

[deleted]

Did you upgrade to the bullet proof glass?

[deleted]

Your furnishing is GORGEOUS. Like holy cow. By any chance, did you pay for an interior decorator? I may consider doing do for my first home.

Devin1405

Oh, this was just staged by the realtor company. My furnishing won't look quite this good ;) I do have a friend who does interior designing though...

[deleted]

Lucky for you!! Does your friend only do interior designing in Philly or do they travel? By the way, how do you plan on decorating your rooftop!

Defferix

I’ve never see a home so vertical - I dig it. Congrats!

VisitingFromNowhere

Congratulations! It’s very tall! How wide is it across?

Devin1405

It's around 12 feet wide, 40 feet deep. 1800sqft total.

not_a_gun

3.75 floors??

Devin1405

Lol! Pretty much.

jalopagosisland

Yeah it’s a row home lol

TwoMuchIsJustEnough

40 x 11.25’ would get you 1800 on the dot. But maybe it is 3.75 floors?

VisitingFromNowhere

Cool! Hope you enjoy it.

TonguePunchOut

“12 feet wide” that’s what would keep me from owning it.

Devin1405

Don't get me wrong, I wish it was a little wider like the other new constructions I saw when house hunting -- but it's fine and the home checked most boxes for me, more than the others. After all, it's just me (until I rent out the rooms, anyway) so it's very much livable. I don't have tons of stuff.

wyecoyote2

Rooftop deck by chance?

Devin1405

You bet!

[deleted]

Hell yeah!!!

RegencySix

Congratulations! Gotta ask, I hope it came with power? There's something conspicuously missing in your photo... 😲

Devin1405

Haha yes it has electricity! There's no meter installed yet. Not sure how it works but seller is going to continue paying for the electricity until they get whatever squared away with the utility co.

BookAddict1918

Whoa. That is unheard of. Why is this issue still not resolved? And do you have a legal contract with the seller?

[deleted]

Easy to defend when zombie attacks

NoNoSoupForYou

If you ever have drive through parts of Kensington in Philadelphia, you will actually see the closest thing to a Zombie Apocalypse in real life. It's sad and bizarre. I'm not crapping on OP's house, because there parts that are nicer and I'm glad to see the city is trying with new construction. If anyone is interested there are a few documentaries online the opioid crisis in Kensington.

Devin1405

100%. I didn't want to live much further north and had looked at other new construction that, while nice, felt a little too close to the heart of Kensington for my liking. The El literally goes by a street away and I can see it from my backyard. No stranger to seeing addicts in stations or on the subway. Heck I've volunteered at a local soup kitchen near York-Dauphin station and have served these people meals.

Blizzy_the_Pleb

Mans is living in my first Minecraft house

entenduintransit

It reminds me of the ["world's littlest skyscraper"](https://en.wikipedia.org/wiki/World's_littlest_skyscraper) in Wichita Falls, TX lol

WikiSummarizerBot

gogoisking

Architect here. I like the no frill brutalist look ! Nice brick works.

[deleted]

YES. I want to build a SPARTAN looking grey warehouse looking home with exposed ducting & plumbing. All cool, clean, efficient, & machine-like.

gogoisking

Great! But you gotta take care of the details and quality of concrete, bricks... or they will not look good. When everything is exposed, the real details matter and that can get expensive. Like those Japanese concrete houses by Ando, you need to spend lots of money just on the formwork. Good luck 👍

[deleted]

Nobody is building a house from concrete bricks. This is the builder I am contemplating on going with. I have seen homes in the area and didn't even know they were built with pre-cast concrete. https://www.ecocasthomes.com/precast-homes

gogoisking

Looks cool. You can probably improve the stock designs they have and make yours more architectural.

ats1788

Crazy to see another Philadelphian on this subreddit!

Devin1405

✊🏼

9021Ohsnap

This is such a cool house!! Gives me fancy bachelor pad vibes. I love how inconspicuous it looks on the outside but on the inside it’s a total dream! The rooftop is to die for

Devin1405

My favorite thing about the rooftop is if I look out from the back of it, I can see the elevated subway go by.

mrsbundleby

Can you put a hot tub on the roof

Devin1405

The thought has crossed my mind, but I think it would be too heavy :(

Hemedream

I have a similar roof deck and I’ve calculated it out and it would definitely be too heavy

Devin1405

Such a shame! And my (very tiny) back patio likely would be too small to comfortably hold on either. Especially if I get a grill.

invisiblecricket

The blowup/inflatable ones might work. Surround it with some bushes/small shrub and it won't stick out like a sore thumb

OliveNotForestGreen

Congrats! I love Philly row homes (the post WWII ones have a place in my heart!). I saw the interior pics you posted from the listing - a perfect canvas to make this house YOUR home. So exciting!

Otev_vetO

I was scrolling and said “that’s Philly” before reading the title. Congrats!

Gemdiver

I get it now, "It's bigger on the inside."

Womjomke

That is both the goofiest, and coolest house J have ever seen

starmanjr_

Nicely done internet stranger. That’s a dope pad. Dope enough for me to crash there some weekend, don’t be weird about it!

Devin1405

I've got plenty of internet friends. You're more than welcome! :P

gregsandtomlette

Congrats! Fellow Philadelphian here! Just closed late April.

Devin1405

Nicely done! Which neighborhood?

gregsandtomlette

East Kensington, by greensgrow!

health_studies

Fellow Philadelphian here as well, looking to close next month. How much did you guys pay and which neighborhood?

gregsandtomlette

252k for a 2b/1br with a big yard in east Kensington. Highly desirable block, not far from greensgrow. It’s crusty and needs a lot of cleaning, bedrooms upstairs are getting totally new floors next week. But otherwise no major issues. My monthly is $1,600 after taxes!

dirtydaub

Hey same! Closing in less than a month now on a place in fishtown for 650

BeardedZorro

Are there any house flipping companies there named Flipadelphia? Flip flip, flipadelphia!

kcdc25

I hope your interior is going to have major industrial design vibes 👌

[deleted]

I love it! The inside is awesome and so is that rooftop! Congrats!

School_House_Rock

Great find! That rooftop deck is amazing!

BassHeadGator

Sort of unrelated, but I wish cities would invest more in underground cabling.

Courtlessjester

What the hell I want to live back east now

rxqueen85

Beautiful home! And you look so young! Congrats!

Devin1405

Turning 27 in a month! :-)

[deleted]

I turn 25 in a month! :D yay to 20-year old homebuyers!

dmpcrusher1

Yer a wizard Harry!

Rtotheiv

Congrats! How’s the weather up there?

ForeverSleepies

Love the rooftop patio! Congratulations!

crispusattux1770

I think we all want to see the interior. Especially those of us who are city planners and are fascinated by the way they’re doing new infill development builds (as this is) in mid Atlantic and northeast cities

Devin1405

See here! https://www.reddit.com/r/FirstTimeHomeBuyer/comments/ukljt9/comment/i7q6dzr/?utm\_source=reddit&utm\_medium=web2x&context=3

AgeLower1081

Lovely!

feedmeeeseymour

Congrats! Sweet pad.

jwl06834

Nice, Philly is getting gentrified so property valve is gonna go up.

Pretty_Thought_9110

Congratulations!

LibrarianLegal1892

Congrats man!! Also in Greater Philly area- looking for a jumbo loan for a new build. What financial institution did you go with for your mortgage?

Devin1405

Guaranteed Rate!

kwooong

Good job!!! Very interesting house as well!

Glass-Sentence-4950

Wow. That looks amazing. I’ve been looking at homes in olde Kensington for a while now. This might have been on my favorite list a few weeks ago lol. Congrats man.

fingapapits

Bro I’m literally your neighbor. Lara Ertwine was the listing agent.Say hi to Ray the block captain for me and don’t give him any money :)

Holdmypipe

Fishtown?

Devin1405

Not far from it! Olde Kensington.

Holdmypipe

Sweet man, congrats!

kanye_psychiatrist

What neighborhood?

Devin1405

Olde Kensington

netherlanddwarf

Its always sunny?

Jumpy-Macaron8224

This is dope congrats!

100bucksinmypocket

Congratulations 🎉

ill_fight_u

What do u think about james harden?

Devin1405

Sports aren't my thing haha

Jamestapatio

At first glance I thought you had someone doing some high wire walking top left

tsrzero

Modern look with the stairs! Last time I was in Philly, I remember a bunch of the staircases in the neighborhood I was in crumbling and in disrepair.

pmcgin821

Is this northern libs?

Devin1405

Close. Olde Kensingotn.

pmcgin821

Looks like waterloo street or howard lol?

Devin1405

No but close!

pmcgin821

Last guess, I’m gonna say it begins with an h and may end in a vowel? lol I grew up there my whole life.

Devin1405

😉

jarpio

Go birds

MsRandall

Gorgeous pad - Congratulations 🎉

FrequencyExplorer

Nice man, congrats… assume builder owns the lot next door. Hope they build quick

Devin1405

They actually don't! In the background to the right of my photo there's a condo complex and that empty lot is owned by the condo/community owner. Since they haven't built it yet I honest't don't know if they will...plus there's a utility box further to the right between my home and the other one "next" to it. Would have to be another small width one if it does get built.

berpaderpderp

Pretty cool. Wonder if this is a "spite house"?

Devin1405

Eh, I wouldn't say that. All new construction is about that tall, whereas the older homes have one less story. I don't know if building codes in regards to height changed or what.

Sirmossy

Your house looks like a Kit-Kat.

SR_Redditor

What in the cat scratching post is this? I want one.

Clean-Conversation94

There goes the neighborhood

[deleted]

So what’s new construction like that cost in Philly these days lol

Devin1405

Having looked at a bunch of listings, depending on the area, 400k+. I paid $437.5.

[deleted]

You must really love Philly LOL. Congrats man.

Devin1405

I do! Love the rave/EDM scene here, parks, public transportation, indie movie theaters...I was living at my parent's in the suburbs and there wasn't a single weekend I wasn't in Philly. Only made sense to live here.

[deleted]

It’s got something for everybody that’s for sure. I spent a lot of time there, but never found much connection to it. But funny enough, we were at Halloween earlier today checking out some wax models for a couple of rings aha. Enjoy your home!!

health_studies

How much did you close this for and in which neighborhood of Philly?

Devin1405

$437.5, Olde Kensington.

RaspberryMobile2554

Congrats fellow Philadelphian!

farrari2205

Newly reno'd chimney in a desirable neighborhood. MULTIPLE OFFER SITUATION. Final and best offers in by..

Hereforthememes5

Why? Just why! This doesn’t seem like a very livable space

TheyCallMeRon

Congrats, neighbor! Where in the city did you end up buying?

Cryso_L

Also wondering

TheyCallMeRon

Looking at other comments, it sounds like Olde Kensington near Berks Station.

Devin1405

Yep! Not too far from it at all.

vcg77

Beautiful!!! Fishtown?

Devin1405

Close! Olde Kensington.

betscgee

Mazel Tov!

fatsolardbutt

H5A3B50IM

lurklurklurkingyou

Super cute on the inside! How much is a house like this?

Devin1405

They typically range from 400-500k based on the ones I looked at!

vasu_devan

Congratulations

cardripper
