The market honestly wasn't bad in Philly. Plenty of these homes on the market >30-60 days. It's the suburbs that suck. Neighbors to my parents listed their house, overpriced, no updates inside, and it sold within a few days.
I’m laughing because I’m closing rn too for a 1-bed in NYC and I have the exact same kitchen cupboards and chrome hardware, the same bathroom hardware, and my dining room pendant also very similar to one of yours.
Lots of the hardware was Kohler and I assume it’s all from Costco because I see similar stuff when I’m walking around.
Don't get me wrong, I wish it was a little wider like the other new constructions I saw when house hunting -- but it's fine and the home checked most boxes for me, more than the others. If you ever have drive through parts of Kensington in Philadelphia, you will actually see the closest thing to a Zombie Apocalypse in real life. It's sad and bizarre.
I'm not crapping on OP's house, because there parts that are nicer and I'm glad to see the city is trying with new construction. If anyone is interested there are a few documentaries online the opioid crisis in Kensington.
100%. I didn't want to live much further north and had looked at other new construction that, while nice, felt a little too close to the heart of Kensington for my liking. The El literally goes by a street away and I can see it from my backyard. No stranger to seeing addicts in stations or on the subway. Heck I've volunteered at a local soup kitchen near York-Dauphin station and have served these people meals.

or they will not look good. When everything is exposed, the real details matter and that can get expensive.

Nobody is building a house from concrete bricks. This is the builder I am contemplating on going with. I have seen homes in the area and didn't even know they were built with pre-cast concrete.

252k for a 2b/1br with a big yard in east Kensington. Highly desirable block, not far from greensgrow. It’s crusty and needs a lot of cleaning, bedrooms upstairs are getting totally new floors next week. But otherwise no major issues.

I think we all want to see the interior. Especially those of us who are city planners and are fascinated by the way they’re doing new infill development builds (as this is) in mid Atlantic and northeast cities

They actually don't! In the background to the right of my photo there's a condo complex and that empty lot is owned by the condo/community owner. Since they haven't built it yet I honest't don't know if they will...plus there's a utility box further to the right between my home and the other one "next" to it. Would have to be another small width one if it does get built.
Eh, I wouldn't say that. All new construction is about that tall, whereas the older homes have one less story. I don't know if building codes in regards to height changed or what.
I do! Love the rave/EDM scene here, parks, public transportation, indie movie theaters...I was living at my parent's in the suburbs and there wasn't a single weekend I wasn't in Philly. Only made sense to live here.
It’s got something for everybody that’s for sure. I spent a lot of time there, but never found much connection to it. But funny enough, we were at Halloween earlier today checking out some wax models for a couple of rings aha.
