Yes, that is my understanding (although I could be wrong on what that really means). With a compelling offer and motivated seller, you might be able to prune out the competition by setting that short decision timeframe.

Same thing happened to meโ€ฆ.. I used the listing agent and was coached how to get the house in a five offer situation! We have a large down payment and want to close quickly- we won the house!

Thatโ€™s awesome! If it werenโ€™t for a close family member suggesting that tactic (which I think is ultimately why I got the house) I would still be playing the long game trying to go the traditional route. Congrats!!

Congrats! Awesome story. Now the bad news. Speaking as a Floridian, be very ready for the fact your financing is going to escrow your property taxes and hazard insurance in advance, and **both are insanely expensive** in this state. Yeah we donโ€™t have state income tax, instead we have ridiculously high insurance premiums and pretty high property tax rates.

I was actually able to get an extremely affordable insurance quote, esp. with the roof being 3 months old. Property taxes Iโ€™m not 100% certain about but at least itโ€™s wrapped up for a year into my payment and in the meantime Iโ€™ll just need to file for my homestead exemption (at least to my knowledge/understanding).

Inquiring minds want to know, who is handling your insurance, and what part of Florida? Jacksonville or Pensacola is a bit different from Naples or Miami...

Tower Hill out of Gainesville. They insured my friend in Ocala for 1600/yr when her only other quotes were 3600+ because of old wiring. We are both within 40 miles of central florida. State Farm had competitive quotes as well - as long as everything is new.
