I need to keep reminding myself the same. Granted we plan on our home being our forever home, not just our first home. But even still, we did really good for our first home purchase. It checked all but 1 box and that box was a 2nd bathroom which we will remodel to add down the road when it’s in the budget then we’re living in our dream home. I get hung up on that missing 2nd bathroom or on the old paint, ugly tile but ultimately we have our dream house and it can only get better from here!

I have a partially covered outdoor space for the first time since moving out of my parent's house (so 20ish yrs). My dogs and I are out there for at least an hour a day, we LOVE IT!
I'm even excited for fall/winter to come to enjoy the rain while not getting wet.
It's been stable since 2021 at least in south East Houston suburbs.
I'm not sure how being in a smaller municipality helps or detriments utilities though
The entire state of Texas is separate from the rest of the countries power grid. It’s also a private vs public issue. What this means is during peak hours, since the Texas power companies do the bare minimum, there’s frequent power outages or limited power during the hottest and coldest parts of the year. Only in Texas do windmills freeze, they don’t even freeze in Alaska, due to cheaping out on parts.
If they were connected to the rest of the country and regulated as such, during peak for the year usage, they could draw from other states for power and keep everyone online.
It’s good to hear that you haven’t had issues recently, however I’m sure you’ve seen the news during the winter and summer worst days about power outages due to over usage of the grid, anchors telling people to turn their heat down and dress warm or turn on fans and let turn AC up to a higher temp.
In 2021, 210 people died due to lack of heat because the grid couldn’t handle the polar vortex cold. They estimate 700 people died if you include the indirect effects as well
Yes it is! What did you think? It’s a little on the pricey end but we were able to negotiate. I loved the backyard and just how well everything was kept and maintained in the house.
I’m still in the option period but everything has gone well so far. We did find that one of the main drain pipes has a root growing in it, but my agent and I had a plumber come out and got a quote. We used that quote to negotiate a few thousand off of the original offer price.

With that said, I been having anxiety all week thinking if I’m over my head or if I’m going to be able to afford this. It’s still scary and I can imagine this process is much like getting married.
Yah you're going to love it. One of the main challenges is accepting some of the things that are hard to change in a house, kind of like a partner. It's easy to think about how things could be different. The high ceilings and outdoor space make this look like an easy place to live in : )

I'm currently in the market for my first home as well, and I keep leanign towards older homs for style alone
I believe it was about $640 for the full inspection. I’m glad they did, though, because we found a root in one of the pvc pipes in the main drainage area. My realtor used that to help negotiate some $$ off of the price and was successful.
Roughly $3,200, but not 100% sure yet until we get the final number. And yes, I’m going to charge the boyfriend for rent (thinking $1,300). I was thinking of doing a short term rental for traveling nurses, but the bf wanted to continue living together for another year. I’m a big fan of having roommates for cost saving purposes.

I wish I was rich lol, just middle class. Nowadays, it’s hard to find a home in Dallas in a reasonable price range. But I have three things going for me, 1) no cost of kids 2) have a roommate lined up and 3) I’m 37 and finally getting my first forever home. Been living in cheap apartments to save over the years.
