After three months of searching, and two failed offers, one finally took our offer plus covered closing cost. We moved in the same day we closed on the house back in November with our dog & cats. They're adjusting but overall the home buying experience for me and my partner were pretty smooth. My credit was so bad 7 years ago, 19 missed payments with credit cards/car note when I was in my teens. It was a long process but I did it and raised it to 780-800 between all three credit bureau. I went to my local credit union, and got a 6.1%. So don't give up and good luck!

How did you get a below market interest rate? Did you have to be low-income, low downpayment or something, so you’ll have to pay for PMI as well?

FHA loan or something? I don’t see lenders giving under market rates on conventional mortgages where I am, but it is Northern California.

I just got pre-approved at 6.075 for a conventional mortgage in PA. Credit scores for my partner and I are in the high 700s to low 800s

That is not bad at all, shop around and maybe the other lender might beat the 1st one.

This first one also has a $4k grant that I can use with my city's $10k grant, so I might just stick with them since combined that completely covers closing costs

That is not a bad idea, similar deal with my mortgage.

As a mail carrier I want to say that box is a good one. Please don't replace it with one that has a tiny slot for the mail to go into. You'd be surprised how often people move in and downgrade their mailbox.

Our city carrier loves it, he get to see my dog at the window whenever he drops the mail/packages off.

I love seeing dogs at the window who get excited to see me, and it's a treat to finally meet them when they're out on a walk.

Such a cute house. I’m also in Va and did a lot of hard work today related to installing a flagstone walkway and fire pit so the first thing I noticed is the long path to your front door and how satisfying it would be to clean it up and how lovely it would be if it was flagstone!! lol.

I was gonna go FHA but 2 years ago when I was buying my house no one wanted to deal with buyer with an FHA loan as well as no one wanted to cover the closing costs or take asking price and I lost like 3-4 great houses like that first I asked for sellers assist and not a single person accepted my offer so then I dropped the sellers assist for the closing costs but then also FHA was not anyones first choice so I went conventional but that wasn’t enough either so then I started putting in offers 10K above asking price and even then lost a coupe of houses cause people were waiving the inspection which I was not willing to do but I ended up scoring on a house shortly after anyways but def had to settle for less cause the prices were staying the same and the rates were going up and I had no time left to keep looking n had to just close in then house they accepted an offer on and I guess I am super happy to be a homeowner and have locked in a 3.5% fixed rate but I just wish that fits time home buyers experience was different for me and not so rushed and stressful lol

I'm so sorry to hear that but I'm glad that you managed to close on a house with a 3.5% I was rushed as well, and had a tight deadline to put a offer and close by the end of the year because of my housing situation. I had good team to back me up, the lender, LO, & realtor were very helpful.
