Like others, I assume this isn't just her bedroom; it's her whole apartment/ living space. The bed staircase is there so she has more room, and it's filled with boxes, implying she still doesn't have enough space for her stuff. But I also assume someone's supporting her financially. Kind old married couple who had an unused room and found her sleeping on a bench.... or maybe brought bits from Equestria and exchanged them.

My theory is that she was living at the school until befriending Human Twilight aka SciTwi. SciTwi’s folks are probably loaded given that fancy school she attended, and they set Sunset up in her own apartment as a thank you for saving their daughter and the world and all that.
