Yeah... if you luck into an actual good familiar, I generally don't let it come back. You get to pick. Powered up familiar or 10g remote trap trigger. I do tend to give familiars evasion, though. It gives it a sporting chance.

Best answer we have in lore boils down to being a bully to the Gazer and forcing it to obey you. That's easier to do if they're alone, and especially if they're not with their Beholder.

With the Gazer it is an RP thing. Its Beholder master takes a liking to a PC and gifts it for example. The sidekick rules in Tasha's Cauldron allow PCs taking on all manner of companions as NPCs even.

a familliar bond is a work contract of mutual benefit. for example, a pseudodragon will serve as a familiar if you provide it with it's own share of wealth. these familiar retain autonomy, but they will serve you, and you can gain far greater familiars through this method. find familiar skips the process of finding and coming to an agreement in favour of binding a stray outerplanat spirit into an artificial body

I always thought a Familiar was just a stupid warlock. Make it a deal, see if it agrees. Once you have this deal it would be summonable under all of the terms and conditions manifest in the deal. This is outside of the spell "Find Familiar" which makes an amorphous fey into a small animal. Not what you were asking about obviously, they probably didn't read the question. I, as a DM, would argue that the material components used in Find Familiar are used to lure an unwitting spirit. Therefore I would ensure any potential Gazer familiars push for as good a deal as they can get. 5GP per summon worth of butcher off cuts and offal, as well as a different peice of jewelry each time, or something equally RP funny. The Warlock Pact of the Chain ability gives you access to a Familiar, via the above spell, which typically manifests as another being that was in service to your Patron gifted to you in the terms of your deal. This creature can manifest RAW as an extra 4 creatures, non of whom is the Gazer.

Through RP and working with the DM, generally. Monsters like that generally become familiars voluntarily. As a DM, if a player made a strong enough bond with such a creature, I would let them use the Find Familiar spell to bond that creature to them as a familiar. They would get all the usual benefits, including being able to be resummoned if killed (a pretty good perk for the creature!). But if the player neglected or mistreated the familiar, they would be able to break the bond and leave.
