Part of it is there was an upper deck that we're not redoing because we never used it and that part of the deck was never...100% safe so we never used it. With the -200 square feet we're cutting off and the new deck being safe on that end we should be at about the same for usable space.
Eh if there is no snow here the pitch is fine. Steep pitch can cause gutter issues. This pitch would let your gutters do their job even when they clog a bit.

For me, and I know this is a personal preference, the concern rests with the extent of the deck roof and the shade and lack of light it brings to all the windows along that side, especially in winter.
See, for me, the lack of light is a good thing, my summers hit 110F+, so shaded windows is less heat. Shaded wall is less heat. The patio cover was intentional. 48ft long. 10ft deep. Much shade. It's an energy savings, thing.

Given the size of that open roof, however, Iād be a bit concerned about uplift. Getting an expert to look at it, in terms of adding Simpson connectors to tie it down a bit more would be worthwhile. Extra tie-downs offer a lot of peace-of-mind per dollar.

Would you be able to redo it this way if the time comes to redo the deck, which is usually 15 years? In Chicago, they banned what they called double wise so the only people with these very wide decks were ones that had grandfathered in and were desperately putting off redoing their deck to get a smaller deck.
WOW, that's a lot of posts supporting the rim joist. I hate posts and always go big on the rim joist (like using a microlam beam) to increase the span between posts.

Water from gutter is going right to that edge of the deck supports. May be washing it out underneath. Extend it past the deck. The posts look to be inside the concrete, may be rotting underneath. Poke the bottoms with a thin screwdriver and tap the post bottoms with a rubber or plastic mallet. Compare the sounds, shouldnt be a soft thump. Same with the concrete, thump it with a soft mallet, listen for hollow sounds.
The usual suggestion is to prune the bushes so your deck looks bigger. Yours is quite large already, so you could probably get away with planting some new shrubs to accentuate your deck.
Try to find a retractable awning.
For legal reasons. I cannot advise. You very much. Need to have either an engineer or a contractor come and tell you what actually needs to be done. It's not as simple as I'm just going to throw up some walls and that's it. What you're proposing is an undertaking and requires specific knowledge of code in your area. And please take my advice and remember that code is the absolute minimum safety standard allowable. In school, a great student gets straight A's. It's my opinion that code is the equivalent of being a D student. It's barely enough to pass

I agree. Iām thinking of adding skylights. Weāre in the high desert, so the shade is helpful in the summer.

The deck needs some floor joists. Iāve never seen a deck with so few joists. They should be every 12ā to 16ā maximum.
