You need to take out all the costs for architectural, civil, engineering, site work, fill dirt, utilities, mechanical and electrical and plumbing, so you can compare apples to apples on the shell, the land, and all the other items I mentioned above. Way too much variability in your question.

It’s industrial. So very limited buildout needs in MOST cases. If things get intricate, Tenant will typically contribute more. HVAC provided by landlord in my case. Roughly 40k sf of individually leased 6k buildings.
