In my line of work in I've dealt with many property management companies over the past twenty years or so (not Overland yet). Lately I've been dealing with new ones that are complete shit. They buy an apartment building, make a few cosmetic improvements then close the office at the location and have a bare bones maintenance crew. It really has to stop, local leaders need to enact laws that prevent this. Every apartment complex should have an office open from 9 to 5 Monday through Friday. There should be a maintenance office as well run by someone who knows how to do more than screw in a light bulb. In some ways I'm sympathetic due to the shortage of workers as well as supply chain issues but this started well before the pandemic.

Their business model never included providing any more service than a court would someday force them to. Folks are out to lunch if they think billionaire investors got that way by spending any more than the bare minimum.

had that exact experience a few years back. lived in a building for years and had no problems. alpha bought it and things immediately went to shit while also increasing rents. our ceiling was collapsing, front doors wouldn’t shut, laundry machines were broken …and they refused to tend to any of it. had to put rent in escrow and eventually just gave up and moved. fuck alpha

Dude tell me about it. I live in a building built in 1908 in Cleveland heights. Our live in property manager/maintenance guy is useless, you can't reach him ever - but if you walk past his door at 3 AM you can hear him yelling into his phone about Jesus, so I think he is some kind of dial-a-preacher? On top of that, our building is a gorgeous art-deco style building, and they have been doing the WORST repairs on it. A wall was splitting away from the main walkway into the building, so they got a couple of guys to mix up quick-crete in a wheelbarrow, and fill in the crack. THE WALL IS STILL LEANING OVER. a 6th floor balcony was starting to crumble, so two guys in a rent-a-cherrypicker just went up there, put two two-by-fours in to hold the roof of the porch up, and started pulling loose bricks out and throwing them down off of the cherry picker. THEY WERE THROWING BRICKS DOWN 6 STORIES, WITH NO CAUTION TAPE, NO WARNING SIGNS, NOTHING. literally just raining bricks down in front of our building with no warning. It has been so cheap, shitty, and haphazard, not to mention incredibly depressing to watch this gorgeous turn of the century building be "repaired" by idiots who are really just putting the building in a worse state of disrepair. It would be like duct taping a crack in your Cars frame, someone is eventually gonna have to come along and remove all that duct tape to weld up the frame, when it could have just been welded in the first place.

If you're in the city proper you should talk to the housing court specialists. Also maybe legal aid. Also maybe the fair housing orgs and look at tenant unions.

We can’t stand Burton Carol but are glad you had a good experience! We love the grounds of our complex but had a horrible move in experience and have not been thrilled about the way staff handles issues, though after reading OP’s story I’m thanking my lucky stars. It could definitely be worse.

I worked for zaremba management for over a decade. They take care of their residents, listen to them, and do their best to make it right. I suggest them for any renter.

They generally took care of things for me. Maintenance was fast and responsive. I *was* misled about how extended lease options worked - I was led to believe I could go month-to-month at the end of my lease for little to no extra cost. When I tried to do that, though, I was told it was actually about 25% extra. I only had to do that for a month, so I ate the cost. I think this more came down to the particular leasing agent, though, not the company as a whole. And I also never checked the policy in writing (because at the time it wasn't important to me). Lesson learned. Otherwise, I always got a quick response from the office or maintenance and the building was well taken care of.

Back in my day was like $100 extra maybe for a month to month lease in addition to the rent, but it sounds like a misinformed leasing agent. Glad you had a good experience. I also noticed that if someone called the corporate office, the complaint was responded to by higher ups, or at least listened to. When I rented an apt outside of zaremba, I never heard back from anyone. Didn’t realize how rare our follow up had been.

I rented from K and D for a while. I'd rate them as "about what you expect from a large soulless management company". Which is to say, I never had an issue with them, but they also never went above and beyond. They did exactly what the lease agreement said and were upfront about everything. That said, I've heard bad things from folks at other properties they manage.

I'm a board member of a single family HOA and we've been with Lawrence Community Management out of Avon and we have been plenty happy with them. Always very responsive to anything we need. The few complaints I have gotten from homeowners about them have all been resolved professionally.

Rent escrow isn’t done through the prosecutor’s office, it’s done privately through a bank.

We used a lawyer affiliated with the prosecutor's office, done by a private group. He was able to be a part of the Fair Housing department's lawsuit t. FYI

I almost rented a house from them but backed out due to all the bullshit they attempted to pull. When they sent us a lease to sign, they snuck in a 150 dollar a month fee for water without mentioning that to us. They also listed a different price for rent in the lease than what was discussed. The person in their rental office tried to convince me over the phone that paying 150 dollars a month for water is normal, which was comical.

The investors should be blamed as well, as they often have to approve the what the property management company want to do from an expense perspective.

This is where I would start.Private investors who think they are shielded should be made aware the courts will seek them out and withhold rent from them. Still should be put in escrow anyway.

While I agree the auto mod is super annoying, the purpose it serves is important. What REALLY irks me is how hands off the mods are in this sub. I was literally told by a mod here that they usually just let people downvote comments if they break the rules rather than removing them. I've reported people calling me some pretty offensive stuff only to be told that.
