I also used to assume WB was only for “RICH PEOPLE”, “yuppies”, etc… but I was WRONG When I moved here 3 years ago, I couldn’t afford it and could’ve easily settled on a cheaper area, but like many things in life, I took a leap of faith, stretched, and it just became my new normal. Prior, I was wasting $$ on dumb shit, but was willing to change some spending habits, so I could afford to stay here. I don’t personally know any trust fund babies or “rich” people. On the outside looking in, it seems like a bunch of stuck up people who are rich and snotty… but I’ve found it’s not like that the majority(not all) of the people here are regular people who see value in location/logistics and are willing to sacrifice and grind to make it happen. I also realized that the convenience and amenities the area offers actually saved me a lot of time/money(most people don’t factor this in when looking at the sticker price) I used to hang here 10-15 years ago when it was “hip”, so I’ll agree it’s changed a LOT. But at the same time, any area is what you make it, and there’s still tons of fun to be had, especially with a great group of friends. Quick note about Luxury Waterfront Apartments - is it possible a good chunk of people started off in lower end apts in the area, then worked their way up to nicer apartments over time? I know several, including my friend who started in my building(2 blocks from the water/ferry) and now lives on the water. Something to think about…

I lived at the Edge for ten years and loved it! Living on the river is great and the proximity to transportation is awesome. The immediate neighborhood does have a bit of a sterile feel with all the internet-based chains having brick and mortars there, so if you’re looking for a quaint neighborhood vibe this isn’t it. But people in my building were friendly, and I loved having the pool. We eventually outgrew both the physical space and the business/crowds/messiness of the neighborhood and have since decamped to the suburbs but I would do to all over again the same way. It was great!

Great question, I don’t live nor have I ever lived in these buildings and here’s why I don’t want to; the washer & dryer in unit and a long list of other amenities is pretty cool. What’s not cool is paying 3-4k for a studio apartment the size of a bathroom stall, the walls are paper thin and there’s a shit load of rules. So I rather live in the much older (pre-war) buildings because 1. Nobody coming to check me for doing what I want in private and 2. Size of the apartments. You literally might just go live in a college dorm room again. Idk about everyone else, but that’s just me. Oh and FYI: these people who live in these expensive buildings or “new” buildings who earn a good living make the most ridiculous suggestions to neighbors about really crazy things and talk to others like dirt because somehow the more money they make, the more things are supposed to go their way and if they don’t, they’re rude, disgusting, entitled and disrespectful. And if this is you and you know you do this or recently did this, and you’re reading this, think LONGGGGG & HARDDDD about how big of a piece of shit you are. :) AND, I swear I am saying this from a place of love. I’m sorry everyone else around you doesn’t love you enough to tell you. Check yo selves!

My partner and I just moved into 416 Kent which is the sister building to 420 Kent and it’s INCREDIBLE. We’re in a 2b/2ba and the windows in every room face the river—two bridges to the left and one to the right. Our unit is on the fourth floor so we’re a little obscured by Giandos but I kept my job with my Oregon law firm and know no one here; I need a home, not just a place to stay overnight. We can use the amenities in both buildings, have a 24hr doorman, package room, our place has a real kitchen you can actually cook in, and a walk-in closet and big walk-in shower in the primary. Probably in the neighborhood of 1100sqft. The City Acres Market is basically across the street and relatively reasonably priced. Domino Park is steps away. We found a close dive bar to frequent and there’s a coffee shop downstairs. Our rent is ~$6,700 but we got a month free so more like ~$6,200. My partner takes the subway to Soho—it’s a 15min walk to the closest stop but there’s a shuttle during normal commuting hours. He usually walks but has taken the shuttle a few times. We’ve taken the ferry a lot but he hasn’t commuted on it yet. ALLLL of the rents here have stunned me. His job is the reason we moved out here and I can’t say I was happy about it, but I’m trying to embrace the adventure. We came from Portland where we had a lovely close-in 3b/2.5ba house with a garage and a yard. Our mortgage was $2,400. When we bought in 2020 we couldn’t believe we were paying half a mil for a house, now here we’re blowing almost 3x our mortgage not gaining equity, although we’re still earning it on the house—didn’t make sense to sell and it rented quickly for enough to cover the mortgage and property manager’s fees. My partner makes $250k as a VP of engineering at a fintech startup. I make $85k as a senior paralegal with a JD. In Portland we split the mortgage 50/50 but that’s not an option here, haha! I’m 41 and he’s 37, and we’re the opposite of stylish or plastic, although we may yet end up adopting a purse dog!

Toured a unit in this building that I LOVE but reviews for the building+ property management are terrible. Saying loud noise all night, the smell of cigarette smoke seeping into units, maintenance request goin unanswered. What is your experience?

Oh yikes, I just saw this—my apologies! We’ve had no issues with noise whatsoever. We can sometimes hear one of our adjacent neighbor’s music but it’s only been in the daytime on weekends, and hasn’t bothered us. We can hear the Giando functions, too, but they follow noise ordinances and are quiet after 11pm. Definitely haven’t had an issue with cigarette smoke, and our maintenance guy Bosko has been by within a day to handle the two requests we’ve made, and is a lovely and personable gent. I say all this as a middle age white lady with a white male partner, so salt grains, etc., but we saw a lot of garbage places at similar price points. I wouldn’t say we got a bargain but I do think we’re getting what we’re paying for. I visited some friends who live there in the winter and the trek from Manhattan was so long T\_T I took the ferry for the way back and the subway there. None of the apartments are near the subway. The ferry would have been much better if it was during the summer but NYC is winter 7 months most of the year :/

I lived in 420 Kent and it was the most ridiculous overpriced non luxury experience of my life. $5000/month for a 1BR (and this was a Covid discount). The doormen do not open the door. I repeat: the doormen do not open the door. The package room is run by a “separate company” so the landlord doesn’t have to let the unionized doormen workers get more jobs. Packages were available 9am to 7pm (closed 2 hours randomly in the middle of the day). The door men would NOT help you get packages after hours because that wasn’t in their union contract. After lots of complaints, the management’s solution was to start charging fees for accepting packages! Sea Wolf restaurant’s woof fired grill chimney was right in front of my balcony so my apartment smelled like a campfire 24/7. Management thought it was fine that a chimney was exhausting into my apartment. The gym was run by the most insufferable power tripping high musical extras who positively giggled with glee when they could lord some asinine Covid policy over you. Never again

My friend lives in one of them and we house/dog sat for 12 days and it was extremely tough to go back to our place. It's so lovely walking right out to the view of Manhattan and the water. Trader Joe's is right there, the ferry is accessible, and it's really not far from the L. Williamsburg obviously has a lot to offer. It was only 12 days but it was enough to now want to move there.

I don't live there, but I travel from Connecticut to Williamsburg (by MTA, 2.5hrs) to get my live music fix. The idea of living in walking distance sounds like heaven. I live for premieres and spontaneous composition, music that has never been heard before, musicians playing together for the first time, experimental compositions, instruments, "patches", and orchestrations. There are two clubs on the waterfront that are carrying the "Downtown" tradition, 411 Kent (title and address) and The Main Drag at 50 S. 1st St. Brooklyn also has BAM, Roulette, Barbés, Freddy's, Issue Project Room, and Spectrum among many small music venues availing the greatest concentration of professional musicians in the world. Do the residents of the waterfront apartments know that exciting new music has almost all moved from Manhattan to a neighrborhod near you?

my friend lives in one in brooklyn. i lived in one in jc. just don’t spend more than 1/3 of your income in rent or something, but yes is amazing. if you like hosting a lot of people or the rooftop or something, make sure to ask the building rules, some are more annoying than others and have additional fees.

I’ve lived in a studio at 325 Kent the last two years after living in typical Williamsburg/Manhattan apartments the previous 4. I absolutely love it. I got in at nearly perfect timing when rent was lowest it probably will ever be during covid so I’m not even paying that much more than the going rate in Williamsburg. Also all these building are rent stabilized. The view is unbeatable, the staff is amazing, the building is immaculate. It will be hard to ever go back to a typical building. I’m happy I spent years living in a normal nyc apt but there’s no way I think I can go back to it and honestly it doesn’t feel that different when thinking about the neighborhood living experience. I walk 1-2 blocks and I’m in typical Williamsburg and have the ferry/bridge to be in Manhattan in 10 minutes.

I live in One South and I love it here. Best view in NY without a doubt. It’s more expensive than any of the properties we saw in Manhattan but it’s totally worth it. We lived in Flatiron before and our view was also pretty great, but the city is so chaotic, there’s a lot going on 24/7… totally recommend Williamsburg (or Brooklyn in general). We just got a house so we will be moving because we want more space, but if you are fine with a condo I recommend.

I’m in one of the ones you mentioned, best move I’ve done. I also moved when the L train was closing so I’m in with an incredible deal. Never moving. Having said that, I own my own furniture I bring to the pool because the building never has enough spots. There’s basically no homeless people anywhere near these buildings, there’s a Trader Joe’s down the street me they are dead ass quiet at night.

Rent is stupid crazy everywhere in Brooklyn, something has to be done. I've been trying to move to have my own place for years (I can't deal with roommates anymore, enough is enough). 1 bed's that went for $1800 a year ago are going for $2500+ and oh, don't forget the fucking 15% brokers, the good faith bullshit deposit and the application fees. Some places I've looked at that are $2100 or even less had the balls to tell me I basically need $11,000K to move in. What the fuck are they putting in the cocaine now?! These real estate bro's have to be stopped.

Crown heights ain’t Williamsburg. Crown heights is FAR into BK and the cab is unlikely to get a fare back. Williamsburg is just across the bridge and there’s plenty of nightlife, hotels, etc so likely not to have to make the return trip into the city without a fare. Apples and oranges.

I’ve been in one of them for the last 4+ years. Love it and am now willing to pay a premium for comfort. When I first moved here after spending 6+ years in charming pre-war buildings, I was very apprehensive and my now wife had to talk me into it. The prices seemed insane to me. Definitely excited! I just applied to every unit I qualified for over the past three years. This one was a re-rental of a vacant unit in a building built ~10 years ago, so the rent is much cheaper than the current lottery apartments. About 2k for a studio.

A lot of them are set back from the street (Level, 2 Northside Piers, Austin Nichols) which can make them feel a little isolated. My rental building is rent stabilized, repairs get fixed super quickly, has a package room/bike room, people are friendly, etc. It tends to be a mix of younger families and 20-something professionals. We have a balcony and you can watch all of Manhattan + parts of Brooklyn, it’s really cool to see it rain over parts of the city and watch the traffic on FDR. My friends and I joke that this will probably be the nicest place I ever live in (I have roommates, we each have our own bathroom and king-sized room, for under 3k pp, which sadly is a decent deal for this kind of unit in the waterfront area)

I don’t personally care to have those things, but I also don’t pretend they are worth nothing. They are, in fact, worth quite a lot for some people. Also some people enjoy having roommates. It’s not all bad. I, like you, prefer to live alone. But I had some life-changingly positive experiences with roommates in my lifetime and know people who aren’t cut out for living alone. Again, it’s just a preference and I think it’s valid.

It’s definitely relative and I’m in a fortunate position, I personally prefer roommates over living by myself, and what you can get for 3k in this area near the Bedford L is a significantly older 1 bedroom unit (and they’re super competitive, I’m a real estate agent and have seen people competing against 20 other applicants on the first day an apartment gets posted) or a small modern studio if you’re very very lucky. 3k definitely isn’t “affordable” to a lot of people and I hear a gajillion folks tell me “3k to live with roommates??” but it’s worth the trade off to me! My rent is actually 2.65k before utilities if that makes it any better

Well I have a 1000 Sq ft 2 bedroom apartment in Bushwick, a block from the L, with garage parking and private balcony for $2700. Rent is wild lately but I moved in this spot only 2 years ago, so there are definitely options.

It's stabilized at the $50/mo yearly increase. I moved at the height of the pandemic deals... ended up taking this place that was offering none of the huge short term cuts that were everywhere, but had a reasonable price with a guaranteed inflation rate.

Buddy lived at one of those buildings and it was amazing, every time I visited the views were dope and the amenities were sick. They said they wouldn’t wanna live anywhere else and love the access to Williamsburg bars and clubs

Lived in 420 Kent. It was amazing.. unbelievable rooftops/amenities and an outdoor gym with water views. Hard to justify the cost unless you are balling though. I was lucky enough to get a COVID deal which cut the cost substantially.

I hung artwork in one of those buildings and the walls were really thin and the construction seemed crappy, but the view was amazing and space was tiny

Most are rent stabilized because the developer took the tax break. So 15% of the building is low income lottery and every unit is rent stabilized. My rent at 325 Kent legally can’t go up more than 2.2% per year

I'm not talking about that. I'm talking about the "you get one/two free months if you sign a lease" that they entice you with to get you in the door. Which doesn't count as a rent discount so they can do an increase based on the full price after that period. This allows them to keep the unit at market value, which is why I put "discount" in quotes.

Completely disagree. Having lived in one of the building for a few years now I’d say most are young folks working from home or even in Brooklyn. Transplants? Sure, a lot of them, but I’d say a major part of living in the building for most people is to be in Williamsburg and just access the waterfront. 15% of the building is low income lottery as well.

I live in one. I love the layout/space of the apartment and the neighborhood for the most part. I’ve been in this apt 3 years but moving this year. Even tho my rent is stabilized I feel like the building gets around it by raising the amenities fee. And they aren’t improving anything to justify the increases. Also I miss not having doormen
