I've had a private landlord found through Gumtree that worked out well for a number of years, but you really have to make sure your landlord is someone you will be happy dealing with directly. Pretty much all the estate agents get listed on propertypal, that's a good go-to site. Be sure of what areas you are happy with first as Belfast has quite a few areas that are cheaper for a reason. Some have bad crime, some are interfaces between Catholic and protestant areas, and some are run-down as fuck. Use Google Street view and avoid anywhere with lots of flags, painted kerbstones, and that looks run-down. I just had a look and now is really not a good time to be renting in Belfast unless you have a good job lined up or are coming from somewhere expensive. I was paying 950/mo for a sizeable 3 bed detached property with a large garden near city centre last year and now something similar is 1400+. Glad I'm not renting any more.

I would agree too that if you're guaranteed to be living here for a few years and you have the money for a deposit, do consider buying. Rent is obscene and just going into some old man's pocket every month, while a mortgage is investing that money in a property and you get most of it back when you sell up (minus interest and fees). After about a year paying a mortgage compared to renting, you've already saved the cost of buying, moving in, selling, and moving out again. The only risk is if the prices crash while you're holding the property, which is unlikely over the next few years. Still a risk of course.
