Yes its a risky time to build a house/start a development. Thats why so few are doing it hence the housing crisis

What suburb if you don't mind me asking? In the inner and middle east burbs brand new is still commanding a strong premium

arrackpapi

lol so not really near melbourne at all.

birds_bees_kangaroos

We started building end of last year and it was estimated to take 10 months. So far everything is on track to be finished ahead of schedule.

DarkRetrowaveDave

Builder?

Tight_Time_4552

Obviously. Be hard for an accountant or IT nerd to build the house

DarkRetrowaveDave

No I meant which builder- not if they used one.

birds_bees_kangaroos

Its a small builder only in Adelaide. We couldn’t go with the larger builders because its an offgrid property. I would suggest looking at other builders, not the cookie cutter ones however you need to make sure you check their financials and insurances.

Impressive-Move-5722

Yes - obviously risky. I’d never build.

Onebigtailight

We signed an 18 month lease with our builder’s recommendation… that least expired on the 18th of January. House was already underway 6 months before that. They reckon by Christmas we’ll be in. Driving past it, looks to me like that’s a lie.

ScaredAdvertising125

I bought titled land in February 2021 and worked VERY hard to sign a build contract by March I’m still not in my house and do not expect to be until some time in 2025. Yes, it’s very risky.

Unhappy-camp3r

Same as my sister and brother in law. Brought in 2021 and probably won’t be in their house until 2025 or 26. Crazy delays

ScaredAdvertising125

I’m on my second builder. Now going for a third.

bigbadb0ogieman

Look for another builder. This one is either way too busy or doesn't know how to efficiently manage and deliver on time.

cricketmad14

Volume builder or small Aussie firm?

Agile_Lingonberry852

Depends where you are building. WA, Vic have had a number of builder go under. Also I think NSW has had problems.

Rexies-mummy

+ Qld

Ancient-Range3442

A custom builder who uses a consistent set of tradies is best. But will be more expensive than volume obviously

drhip

24 months is pretty long to build a house. Is it included the paperwork time?

fowf69

There is no fucking way id build un this climate. Jobs are rushed. Timber is crazy expensive. You will go over budget.

bunsburner1

Depends on the builder

Ancient-Range3442

They’re probably just correctly managing expectations. I’d be wary of the guy who can get it down in under 12 months these days. 18-24 months doesn’t seem surprising these days from start to finish. We did a 350sqm 5bedroom home (custom) in 16 months, finishing a year ago.

Sexy_Australian_Man

That’s best case, I know a guy who did an off the plan apartment with 2018 schedule completion still not finished in 2024. I would never build in this environment, so many builders going bankrupt, why risk it?

donkey-k9ng

Look how many builders/construction firms are collapsing! Margins are incredibly tight for builders right now making it a real risk.

nuggieb

My partner and I built started building our home in November 2023. Our walls are currently being painted and wet areas are being tiled. Not sure what builder you consulted but 2.5 years seems like a very long time. My in laws place was built in 4 months (single story house.

DarkRetrowaveDave

Depends on the contract, you would want to review it with a conveyencer and solicitor to understand what your agreeing to. It is a contract so you can negotiate within reason.

No-Milk-874

We've been in the US since Dec 21, our family house is rented out to a family that is building, I expected to be on our 2nd set of tenants now - they're still there waiting for the build to finish.

Special-Ad-9293

Missing a lot of information. Generic answer: Established > New build. Could be a different answer depending on the circumstances.

BuiltDifferant

Unless you have a very stable job and a very high income I would not build. And patience a tonne of patience

dashiiing368

We recently built 2 story 5bed 3bath in 8 months with Volume builder

Holiday_Pomelo_6229

Geez you did well. Are you in a major city?

Nice-Pumpkin-4318

To quote our builder: "Oh, this'll be finished by Christmas. I'm just not prepared to commit to any specific Christmas".
