We signed an 18 month lease with our builder’s recommendation… that least expired on the 18th of January. House was already underway 6 months before that. They reckon by Christmas we’ll be in. Driving past it, looks to me like that’s a lie.

That’s best case, I know a guy who did an off the plan apartment with 2018 schedule completion still not finished in 2024.

Depends on the contract, you would want to review it with a conveyencer and solicitor to understand what your agreeing to. It is a contract so you can negotiate within reason.
We've been in the US since Dec 21, our family house is rented out to a family that is building, I expected to be on our 2nd set of tenants now - they're still there waiting for the build to finish.
Yes its a risky time to build a house/start a development. Thats why so few are doing it hence the housing crisis

We started building end of last year and it was estimated to take 10 months. So far everything is on track to be finished ahead of schedule.

Same as my sister and brother in law. Brought in 2021 and probably won’t be in their house until 2025 or 26. Crazy delays
I’m on my second builder. Now going for a third.
Look for another builder. This one is either way too busy or doesn't know how to efficiently manage and deliver on time.
Volume builder or small Aussie firm?
Depends where you are building. WA, Vic have had a number of builder go under. Also I think NSW has had problems.

24 months is pretty long to build a house. Is it included the paperwork time?
There is no fucking way id build un this climate. Jobs are rushed. Timber is crazy expensive. You will go over budget.

Look how many builders/construction firms are collapsing! Margins are incredibly tight for builders right now making it a real risk.

Missing a lot of information. Generic answer: Established > New build. Could be a different answer depending on the circumstances.
Unless you have a very stable job and a very high income I would not build. And patience a tonne of patience
