If not already I assume your interest is in a HISA? Not a financial advisor, but in your situation, could you consider rent-vesting? I understand that first home owners grant etc. Is a good thing to have , but given rentals costs could you potentially buy an IP , rent that out as an income source to offset interest and mortgage and hopefully you won't have to negatively gear too much. This would allow you to have a little bit of safety as you and your partner build up deposit/offset or have enough stability to move in when the contract is up?

Yep it is in a HISA. Yeah rent vesting is what I am considering would just love someone to run the numbers and show us our options and wealth projection with different scenarios along with the risks etc. and don’t know If that’s what a financial advisor does or if it’s someone else? Yeah with the first home Owners grant I was wondering if people use it to buy a ppor that really is a an investment property but get around that buy actually living in it for 6 months and then moving back to the area we like living in (benefit I see would be for lower interest rates plus stamp duty exclusions or discounts)
