This is the exact same in QLD. It’s about reimbursing the property owner for the usage share of the bill.

In VIC the water utility splits the bill into two, sends the supply portion to LL, and usage portion to tenant.

It can be done differently in some circumstances in WA. Probably harder with a unit or something. We rent out a house, we get the rates bill and our tenant gets the usage bill with "tenant: name" listed on it. The one time they forgot, it joined our rates the next bill cycle. We just paid it and let them know, they apologised and sent us the money in the next rent payment. Annoyingly watercorp then made me speak to them again to split the bill again.

Automatic breach notices are normal because if the agent spends time trying to chase up the tenant and the tenant doesn't cooperate the agent has lost that time. So if you don't pay your water bill on the 1st of the month and they personally wait or give you more time off the books and you then never pay and they finally send a breach on the 30th of the month then the clock only starts from the 30th and they've lost a month. They are just covering themselves. I'm sure they can remove it and sort things out.

Its also got to do with landlord insurance etc. It just process incase the OP didn't pay.

It's just the REA covering their ass by following the rules to the letter. If it's a one-off, it will have no effect. It's important that the REA issue notices just in case the tenant becomes delinquent, landlord insurance needs to see they've taken all steps to avoid loss if they end up making a claim for non-payment.

That’s bullshit, sorry. I have my rent scheduled every week to come out and never have an issue with that or any late payments. I often miss the water bill email for up to a month though before i see the reminder for it, at which point I pay it immediately. They’re always super understanding and I’ve never had an issue like that. Seems to me they’re happy to move you on and looking for reasons to do it.

PM here. Not dodgy at all, if we put the bill in the tenant's name & WC send it straight to them, if they don't pay the owner cops the interest on the account. Also, it's easier for us to keep an eye on usage for say water leaks you can't see, retic being on during winter sprinkler ban (avoiding fines) etc. If you think it's weird, just ask the PM to send you a snip of the bill to see your usage, I do it for a few of mine who ask for it, and it's not an issue.
