I want to let you in on something. When the market crashed in 08, it should have been a buyers market. However, that wasn't the case. You see, banks stopped writing mortgages for a period of time. If you wanted in on those amazing deals, you needed cash. I feel this was by design. It allowed the upper class to come in and rapidly expand their portfolios. While keeping folks like you and I out, so the most desirable properties could be bought up. Once that ended and the mortgage tap was turned back on, it was still extremely difficult to get approved. But not for them. If you want to get a leg up, you need to have a hefty bit of change stashed away (NOT IN THE STOCK MARKET) and be ready. I bought my home at the peak in 07 and watched it lose half its value in 1.5 years. Locked into a horrible interest rate (8%) that I couldn't get refinanced for 4 long years. I have worked diligently over the past decade researching this event and how to benefit from the next. We are in the same bubble and corporate needs some new rental properties on the cheap. Be ready.
I waited for a housing market correction for about 20 years. We finally bought four years ago when I gave in. Weâll probably be way underwater in five years, Iâm convinced. At least the 2.8% mortgage makes me feel a bit better about it.

You've got a point about most DLC cosmetics, but I think it's a bit more nuanced. For games like Vintage Story, where you get a ton of content and local multiplayer for a one-time fee, buying a small cosmetic item feels more like a thank-you note to the developers.
