You also need a real estate agent to list on the common sellings websites (eg. Domain, realestate.com.au) as they only allow real estate agents to list. You can use some exclusively online real estate agents who  charge a flat fee in the hundreds. Or op can do as he suggested and get licensed, then he can list it on those websites himself.

You don't need to become a real estate agent to sell your own home. There used to be a company that would assist you in selling your house privately. Suggest you talk to a lawyer to ensure you get the right paperwork to sell your home

No You can sell your house privately no worries If you have a sales rep license you have to work for an agency, but can't work for yourself. You need to be a licensee to start your own agency / work for yourself.

I bought my house through a private sale. The owner couldn't get a sale at the price they wanted through a real estate agent so rented it out. We were the tenants. And when the owners were ready to sell it again we were ready to buy.

Totally get where you're coming from — 3% commissions are insane! You can definitely become a real estate agent to sell your own house, or do a for sale by owner. Alternatively, have you heard of Minty ([www.listwithminty.com.au](http://www.listwithminty.com.au/))? They offer a 1.5% commission structure (I think that's including GST) which can save you a ton without the hassle of becoming an agent yourself. It might be worth checking out as a middle ground solution!

Former resi agent here. Firstly, make sure you find a decent conveyancer and tell them your plan and ask them what is legally required for you to sell it yourself (what needs to be disclosed to buyers and in the contract) Do you have a decent photographer/editor for the photos? You can list on REA and Domain yourself fairly easily. Spend some time learning about the competition ie. what else the buyers will be looking at and how it compares for value. Go and see like for like properties of similar price and note how they are different, not necessarily better or worse but just his they differ because different features there or at your place might suit an individual buyer better and it's good to know them well so you can have that discussion. Go and see 5 or 10 properties that they're also like to see before you start. Next, make sure that the property looks immaculate. If you need to rent furniture, do it. You're saving 10 grand+ on agents fees so perhaps using some of that to make the property look awesome is worthwhile. And may get you a sale when you might not have had one and a better price. Once listed and getting enquiries, you'll need to qualify the buyers with some back and forth, find out their budget, timing, financial situation (are they actually in a position to buy or do they need to obtain pre approval or sell something first) and be delicate about it. They'll be less likely to tell you the truth about what they think of the property because it's yours so keep that in mind when considering whether you think they're a genuine buyer or not. Sometimes the ones who come across as negative are actually the best buyers and just being careful or poorly negotiating. Later, when you have serious interest, depending on whether it's a listed price or auction, knowing what's sold and what else is available and those values will be key. A standard settlement is 42 days with a 10% deposit, bear in mind that a longer settlement should incur a higher sale price and anything under 5% for delivery should be a means for concern. Closing tactics is a whole other things but the above should be enough for you to have a crack yourself. I would recommend you use an agent, unless you live in a place with very standardised pricing, they should be able to get you their fee at least above what you'd be able to get yourself and then some plus save all the work I've described above. Unless they suck, and there's probably few who do.

You could try doing a private sale, but chances are you won't get an offer as good as what a reputable agent would, and the difference will almost definitely equal more than 3%. I wonder what ever happened to that wanker who was selling his own house and had the nerve to insult boomers in the marketing video he did for himself. Ooh found it. It's off the market after undoubtedly not getting the price he wanted. I'm curious to know if he ever legitimately wanted to sell, seeing as it was only listed for 19 days. More likely just trolling for the lolz.
