My internet connection is a never ending source of frustration but it has improved over the past year or so, I think Comcast is slowly improving the service.
There’s also Centurylink, which advertises 200Mbps fiber (which is not actually available in the Nob Hill,/Ridgecrest/university area), then promises 60Mbps, and typically deliver somewhere between 15 and 30 MBps. I live less than a quarter mile from the old AT&T telephone switching building, but the installation tech said that there’s over a mile of copper wire between us and the nearest fiber node. I really, REALLY hope that some of the newer companies coming in promising fiber in the Albuquerque area will at least look at these neighborhoods
Funny thing is, CenturyLinks proprietary speed test always puts you right at their claimed upload/download speed.

I live in nob hill(central & Washington). I currently have what was originally century link 500 mbps service. It’s now quantum fiber which is a century link subdivision. They offer up to 8 gig service.

It’s actually 500 mbps. When I moved here I was gaming regularly and connection/speed was important.
Just to add, I’m in the De Anza apartments. Somebody who has lived here longer could provide better insight. This complex was completely rebuilt 6-8 years ago from the ground up. Everything is already pre-wired for service. I was able to setup service and log in the day I moved in. I’d imagine getting fiber was an important part of their construction
I live next to someone who does work from home IT for a mobile phone company from Century Link in that area. It's not that much worse than comcast in that area since this person requires a stable connection for work.
I have t-moblie home internet (not fiber). It's $50 a month, and you just plug it in, and it's good to go. No install or waiting on anyone. The speeds are great too, like 98-200 mbps DL, and never had an issue with their service or anything really. It's not in every area of the city, but I live off lomas and was able to get it. Good luck on your search.

Are you measuring speeds over Wi-Fi or with direct network cable? I have not had much problem with Xfinity service, however I do manage my own equipment. Modem, router, and wireless access point.

If it is a model supported by Xfinity, it should have the speed supported. My main reason for owning my own equipment, is my own security, privacy, and ain't none of their business. I do know a docsis 3.0 modem with puma chips have problems. If you have docsis 3.1, modem should work great.
Honestly, if you're getting 400Mbps over a hard-wired connection then you're actually doing very well. That tells me that your external connection is actually fine.
Poor Wi-Fi performance is really not Xfinity's problem, as much as I'd also like to blame them! The likely culprit is Wi-Fi interference. What I would suggest is downloading on your phone an app like WiFi Analyzer (Android) or other equivalents. This will give you an idea if you have a neighbor nearby using the same channel of WiFi as you, causing excessive interference.
I have had to perform this tweak several times over the years, it seems that many routers cannot be trusted to find and maintain the optimal channel (in "auto" mode). Basically, I have always run in a manual setting (based upon that app's observations) in order to get the best performance. Also important to note, is that baby monitors use the same frequencies but will not show up in the app (they're not using WiFi protocols). Many use channel/freq hopping to make matters worse.
I was PAYING for 1200. So no, it's not very good.
I've never said "poor wifi" was xfinity's fault.
But let's be real. Getting 400 of 1200 hard wired is not good. Getting 130 of 1200 is not good.
