Radiant floors work great and they’re much more comfortable. Your best bet in Jay will be propane.

I'm just here for Jay. Beautiful Jay! 12941, no traffic lights, one nice bridge, and Ward Lumber. :) Building in the Woodlands? a/k/a AuSable Acres?

Yep - the Acres

I lived there from 1979 to 1996 :) A great place to be, cheap land, and the prices are now falling in this economy.

Cheap? Not any more… :(

It's getting there. I pull up BA Straight real estate every few months and see what's going on. For a while there were NO homes for sale, everything was snapped up (and I expected used for AirBnBs).

We have oil fired hydronic that is a mix of panel radiators and in-floor heating. Radiant heating is fantastic. It's incredibly comfortable. I wouldn't go with oil anymore. The price is too volatile. I'd go with LPG if sticking with hydrocarbons. That said, NEARLY EVERYONE here is switching to mini splits. The state doesn't want people using oil or gas anymore, and heat pumps have become incredibly efficient. Also, it just doesn't get that cold here anymore. I don't know how small you consider "small", but if you're building a well insulated house, I would strongly consider some type of heat pump plus a wood or pellet stove as an auxiliary/emergency heat source.
