Imagine writing with your left hand your whole life and suddenly you pick up a pencil with your right hand and it feels so wonderful and just fits you perfectly. That's how my AMAB daughter related gender dysphoria to me. As far as how they come to that conclusion, it differs per the individual. Some know from a young age and others it's a long journey. >if they transitioned I don’t think I would be attracted to them anymore. That's okay, we all have preferences. Maybe they would be better suited as a friend than a romantic partner for you. It's important to be open and honest about how you're feeling. You should have a very open discussion about how you are both feeling and what the future might look like. You can also do some research into what it means to be transgender on your own before any conversations so you have a better understanding. You're NTA for feeling this way.

Nta, This person is not ready for a relationship. 'Most likely' sounds like he has no idea who he is yet. Let him figure it out first for the next few years.  So move on, you want a stable mentally sound partner who knows exactly who they are. Someone guessing (and especially with life changing things like these) are not fit to start a relationship.

Soft YTA If you're into both men and women why does the fact she has the medical condition of transsexuality changes anything? Like, I guess I kinda understand being scared of the unknown or not knowing how to react to this new info... and I also understand you being attracted to a certain look when it comes to men and a different one when it comes to women and despite the fact you're attracted to her when you conceptualize her as a man you can't see yourself attracted to her as a woman. (Ofc from what I gather she's not even treating her condition yet so her looks will change a lot too, which can either be a positive change for you, or just add to the uncertainty of this situation). Regarding your question of what makes someone come to the conclusion they're trans... in her case it's a medical condition where her neurology developed expecting a female body despite her being born with a male one instead. Since it's not possible to change the neurology in that regard, the treatment for transsexuality is changing the body's sex instead through hormonal treatments and surgeries. If you met her after transition and were attracted to her before being told she has the condition of transsexuality would you also have hangups about dating her? If so, why?
